Every trade under one contract, one programme and one point of accountability.
Strip-Out & Structural
Demolition, waste removal, wall removal and reconfiguration, new openings, steel beams where load-bearing walls are taken out, and floor build-ups. Structural alterations are designed by a consulting engineer and submitted for permit.
MEP Replacement
Full rewiring, distribution board upgrades, new plumbing runs, drainage alterations, and replacement of AC systems and ducting. In villas over fifteen years old this is usually the single most important item, and the one most commonly missed at quotation stage.
Kitchens

How Much Does a Villa Renovation Cost in Dubai?
The honest answer is that it depends entirely on specification. Below is how we band the work, and what actually moves the number once we start measuring.

What that means in practice
A four-bedroom villa in The Springs at around 2,800 sq ft, taken back to shell and refitted to a good mid-to-high specification, will typically land between AED 700,000 and AED 1,100,000 including a modest external works package.
A larger six-bedroom villa in a community such as DAMAC Lagoons or Dubai Hills, renovated to a high specification with full landscaping and a pool, will more commonly sit between AED 1,400,000 and AED 2,000,000.
The variables that move the number most are, in order: the extent of MEP replacement, the specification of stone and joinery, whether any structure is being altered, and the external works package. Finishes are what clients think about; services are what actually drives the cost.
From First Site Visit to Handover
Site Visit & Brief
We visit the villa, measure it, and talk through what you want to achieve and what you are willing to spend. No obligation and no charge. If your budget and your brief do not match, we will tell you at this stage rather than three months in.
Design & Bill of Quantities
Layouts, specification and a fully measured bill of quantities. You receive a fixed lump-sum price with every line itemised, plus a programme showing each trade and the critical path.
Approvals & Mobilisation
We prepare and submit drawings to Dubai Municipality, Trakhees, DDA or Nakheel as applicable, obtain the community NOC, arrange contractor passes and set up site protection.
Construction
A dedicated site manager runs the works with a weekly written progress report, photographs and an updated programme. Variations are priced and signed before the work is done, never after.
Snagging & Handover
We snag the villa ourselves before you ever see it, clear the list, then walk it with you. You receive O&M documentation, warranties and as-built drawings at handover.
Defects Period
A twelve-month defects liability period follows handover. If something moves, cracks or fails in that window, we come back and fix it.

How much does a villa renovation cost in Dubai?
It depends almost entirely on specification, and on how much of the mechanical, electrical and plumbing needs replacing behind the walls.
As a planning benchmark, a complete four to six bedroom villa renovation including landscaping commonly falls between AED 700,000 and AED 2,000,000. Every villa differs, so the only reliable number is a measured one — we survey the property and issue a fully itemised bill of quantities before you commit to anything.
How long does a villa renovation take?
A single-room refurbishment typically takes four to six weeks on site. A full villa renovation usually takes sixteen to thirty weeks on site, plus four to eight weeks beforehand for design, approvals and procurement.
Structural alterations, extensions and pools extend the programme because they need separate authority approvals. Imported joinery and stone also carry lead times that need to be ordered early — this is the most common cause of avoidable delay.
Do I need approval to renovate my villa in Dubai?
Yes. Almost all villa renovation work in Dubai requires a building modification permit from the relevant authority — Dubai Municipality, Trakhees, DDA or Nakheel, depending on where your villa sits. You will also normally need a No Objection Certificate from your community developer or owners association.
Benstead prepares and submits the drawings and manages the approval process on your behalf. Renovating without a permit risks a stop-work order, fines, and problems when you come to sell.
Can I live in the villa during the renovation?
For a full renovation involving MEP replacement, structural work or a complete strip-out, we strongly recommend vacating. Water and power are isolated for extended periods and dust ingress is unavoidable.
For phased or single-area works it is often possible to stay, and we can programme the job zone by zone so you keep a functioning kitchen and bathroom throughout.
Do you give a fixed price?
Yes. Once scope and specification are agreed we issue a fully itemised bill of quantities and a fixed lump-sum price. Because Benstead is led by a quantity surveyor, every line is measured and priced rather than estimated.
Variations are priced and signed off before the work is carried out, so you are never presented with a surprise at the end.
What is the most commonly underestimated cost?
Mechanical, electrical and plumbing. In villas over fifteen years old, the AC, wiring and pipework are frequently at or past end of life, and replacing them is not optional once walls are open.
Many quotations quietly exclude it, which is how a renovation that started at AED 600,000 finishes at AED 900,000. We survey the services at the outset and price them properly, even though it makes our number look higher on day one.
