The Springs is one of Dubai's most established villa communities and, for renovation purposes, one of the most predictable. The stock is standardised into a handful of types, which means we already know the layout, the structural arrangement and where the services run before we arrive.

It is also now around twenty years old. That is the single most important fact for anyone budgeting a renovation here: the mechanical, electrical and plumbing installations are at or past the end of their design life, and once ceilings come down, replacing them stops being optional.

Because the layouts repeat, the opportunities repeat too. Opening the ground floor between kitchen and living, reworking the compact original kitchens, upgrading the small first-floor bathrooms, and making better use of the garden are the four things most Springs owners want, and we have priced all of them many times.

  • Type 1 and 2 — two and three bedroom townhouse-style units, the most numerous stock

What We Typically Find in The Springs

The things worth knowing before you set a budget.

End-of-life MEP

Villas of this era are now around twenty years old. Distribution boards frequently lack adequate RCD protection, circuits are undersized for modern kitchen and AC loads, and original pipework is at the end of its service life. This is the largest single item in most renovations here and the one most often excluded from a cheap quotation.

Original AC

Ducted systems from the original build are usually well past their design life, with ducting that was never balanced properly. Replacing units without addressing the ductwork rarely fixes the room that has never cooled.

Compact plots & party walls

Plots are efficient rather than generous, and many units share party walls. That constrains extensions, limits where plant can go, and means noisy works have to be programmed around neighbours.

Dated layouts

Closed-off kitchens and formal dining rooms that most owners now want opened up. Frequently achievable, but the wall is often load-bearing and needs a steel beam, engineer's design and a permit.

Waterproofing

Roof terraces, balconies and first-floor wet areas from the original build are a common source of leaks after two decades of UV exposure. Worth investigating before you finish the ceilings below.

Tired external finishes

Render cracking and coating failure on south and west elevations. Usually cosmetic, occasionally a symptom of movement worth checking.

Approvals and Programme in The Springs

What has to be in place before work starts, and how long it realistically takes.

The community NOC

Emaar Community Management issues the NOC for The Springs through the community portal. They require a registered contractor, current insurance documentation and, in most cases, a refundable deposit held against damage to common areas. Allow one to two weeks from a complete submission.

The Dubai Municipality permit

A Dubai Municipality building modification permit is required wherever the works touch structure, drainage or the approved layout. Removing the kitchen wall, moving a bathroom, or adding a pool all cross that line. Consultant drawings are prepared and submitted before anything is demolished.

Both sit with us. You are not the one chasing an approvals desk — we prepare the drawings, make the submissions and carry the correspondence. The party-wall arrangement in The Springs matters to the programme as well as the build. Noisy works are restricted to community hours, neighbours either side need notice before breaking out, and material handling along the narrow internal streets has to be booked rather than assumed.

How We Price

How We Price a The Springs Renovation

Benstead is run by a quantity surveyor, and it shows in the quotation more than anywhere else. We do not price a renovation by looking at the house and naming a figure. We measure it.

After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.

It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a renovation something usually does — there is an agreed rate for it already, rather than a negotiation while your house is in pieces.

Can I open up the ground floor in a Springs villa?

Usually yes, and it is the single most requested change in this community.

The wall between kitchen and living is frequently load-bearing, so it comes out with a steel beam designed by a consulting engineer and submitted for permit. Budget an additional AED 35,000–90,000 and three to five weeks on the programme.

Do I need an NOC from Emaar?

Yes. Emaar community management issues the NOC for The Springs and requires a registered contractor, insurance documentation and normally a refundable deposit.

A Dubai Municipality building modification permit is required on top wherever structure, drainage or layout changes. We prepare and submit both.

Is it worth replacing the AC and wiring?

In a villa of this age, almost always. The systems date from the original build and are around twenty years old.

Doing it while ceilings and walls are already open costs a fraction of retro-fitting later. Renovating the finishes and leaving the services means opening the same ceilings again within a few years.

How long does a full Springs villa renovation take?

Sixteen to twenty-four weeks on site for a full renovation, plus two to three weeks up front for survey and drawings.

The variable is not the building work — the stock is standardised and we already hold measured data on the layouts. It is the approvals. An Emaar NOC and a Dubai Municipality permit run in parallel take three to six weeks, and no responsible contractor starts structural work before both are issued.

Can I extend a Springs villa?

Sometimes, but the plots are efficient rather than generous and many units share party walls, which limits what is achievable.

Ground-floor rear extensions and garage conversions are the realistic options in most types. Anything that changes the building footprint needs a Dubai Municipality permit and Emaar approval, and the setback rules decide the answer before design does. We check the plot before we draw anything.

Should I renovate in stages to spread the cost?

You can, but in a villa of this age it usually costs more overall.

The services are the reason. Wiring, pipework and ducting from the original build run through ceilings across the whole villa. Doing the ground floor now and the first floor in two years means opening the same ceilings twice, paying twice for access, protection and making good. Where budget is genuinely staged, we sequence it so the services are done once and the finishes follow.
