Almost every bathroom failure we are called in to repair comes down to the same thing: waterproofing that was rushed, lapped badly, or never tested. It is invisible in the finished room, which is exactly why it gets cut when a contractor is squeezing a price.

We tank every wet area, water-test it for twenty-four hours, and photograph it before a single tile goes on. The stone, the brassware and the lighting are what you will enjoy — but the membrane underneath is what determines whether you enjoy it for ten years or ten months.

The Room

Waterproofing Is the Whole Job

Everything visible in a finished bathroom — the stone, the brassware, the vanity — sits on top of one layer that nobody ever sees and that decides whether the room is a success. The tanking.

Done properly it is lapped up the walls above the splash line, dressed into the floor outlet, taken over the upstands and water-tested before a single tile goes down. Done the way it usually is, it stops at the floor-wall junction, and water tracks into the screed, through the slab and into the ceiling of the room below. By the time it shows, the tiling has to come out.

This is how an AED 40,000 bathroom becomes an AED 120,000 insurance claim, and it is the first item cut when a price is squeezed, precisely because nobody can see it afterwards. It is also the reason we water-test and photograph every wet area before tiling, and why that test is a line in the bill of quantities rather than a favour.

Strip-Out & Survey

Removal of existing sanitaryware, tiling and screed back to substrate, plus a survey of the existing drainage, stack position and available falls.

First Fix

New hot and cold supply, soil and waste runs, concealed cistern frames, shower valve bodies, extract ducting and electrical circuits for lighting, mirrors and underfloor heating.

Tanking & Testing

Full waterproof membrane to floors and wet walls, correctly lapped at junctions and upstands, then a twenty-four hour flood test, photographed and recorded before tiling.

Screed & Falls

Screed laid to correct falls so water reaches the drain rather than sitting in a corner. Linear drains and wet-room formers set to level.

Tiling & Stone

Large-format porcelain, natural stone and book-matched slabs. Mitred external corners, aligned grout joints, and setting-out planned so cuts land where you will not see them.

Second Fix & Glass

Sanitaryware, brassware, bespoke vanity units, mirrors and lighting, followed by made-to-measure frameless shower glass and final sealing.

Why bathroom quotations vary so widely

Two quotations for the same bathroom can differ by forty per cent, and it is rarely because one contractor is greedy. It is because they have priced different jobs.

The differences usually hide in four places: whether the tanking is a proper membrane system or a coat of paint-on sealer, whether the screed is laid to a genuine fall or simply flat, whether the shower glass is made to measure or an off-the-shelf enclosure, and whether the extract actually reaches an external wall or just vents into the ceiling void.

Ask for the quotation to be itemised. If a contractor will not break it down, there is a reason.

The things worth knowing before you set a budget.

Tanking that stops at the junction

The most frequent defect we find in Dubai bathrooms of every age and price. Membrane that was never lapped up the wall or dressed into the outlet. It cannot be put right from the finished side.

Falls that do not reach the drain

Screed laid flat, or falling away from the gully. Water sits, grout fails, and the smell follows. Setting the falls correctly is a one-off opportunity during the screed, not an adjustment afterwards.

Drainage you cannot move as far as you think

Relocating a WC or a shower means new soil and waste runs working on the falls available within the floor build-up. In an apartment that build-up is often 60mm, which decides the layout rather than the drawing does.

Water pressure that will not run a rain head

A 300mm overhead shower needs flow as well as pressure. Many Dubai apartments have neither at the top of the building, and a pump is a design decision with a location and an acoustic consequence.

Ventilation that was never adequate

An extract that moves too little air in a humid climate produces mould on fresh paint within a year. Duct runs and fan sizing matter more here than almost anywhere.

Substrate behind the tiles

Plasterboard in a wet zone instead of a cement board, or blockwork that was never rendered flat. Large-format tiles expose both, and neither is fixable once tiled.

The permit, if drainage moves

Relocating a WC, a shower or a floor gully is drainage work and needs a Dubai Municipality building modification permit on top of the community or building NOC. Staying within the existing drainage positions avoids the permit entirely, which is worth knowing before a designer moves everything on a drawing.

Your community or building NOC

The property manager approves the works, sets the refundable deposit and controls access, lift bookings and working hours. In an apartment the building also cares about what happens above a neighbour's ceiling, and some buildings prohibit moving wet areas outright. We establish that before pricing.

How We Price a Bathroom Renovation

Benstead is run by a quantity surveyor. We do not price a room by looking at it and naming a figure. We measure it.

After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.

It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project there is an agreed rate for it already, rather than a negotiation while the room is in pieces.

How much does a bathroom renovation cost in Dubai?

A guest or family bathroom refitted to a good standard typically costs AED 25,000 – 55,000. A master ensuite with large-format tiling, a walk-in shower and quality brassware usually falls between AED 55,000 – 120,000.

A high-specification master bathroom with book-matched stone, a freestanding bath and a steam shower commonly runs AED 120,000 – 250,000 and above.

How long does a bathroom renovation take?

A single bathroom typically takes three to five weeks on site. The sequence is strip-out, first fix plumbing and electrics, waterproofing, water test, screed and falls, tiling, second fix, then glass and sealing.

The waterproofing and its test cannot be rushed. Any contractor offering a full bathroom in ten days is skipping something you will pay for later.

What is tanking, and do I really need it?

Tanking is the waterproof membrane applied to the floor and wet walls before tiling. It is the single most important element in a bathroom and the one most frequently cut short.

Tiles and grout are not waterproof. Without a properly lapped and tested membrane, water tracks into the screed and eventually into the ceiling below — which is how a AED 40,000 bathroom becomes a AED 120,000 insurance claim.

Every Benstead bathroom is tanked and water-tested for twenty-four hours before tiling begins, and we photograph the test as part of your handover file.

Can you move the toilet or shower position?

In a villa, usually yes. Relocating sanitaryware means new soil and waste runs, and waste needs a consistent fall to reach the existing stack — sometimes requiring a built-up floor or a small step.

In apartments it is far more constrained because the slab cannot be cut. We survey the existing drainage before proposing any layout change, so you are never sold a plan that cannot actually be built.

Do I need approval to renovate a bathroom in Dubai?

A like-for-like refit in the same layout usually does not need a building permit, but your building or community will require an NOC and a registered contractor.

Moving drainage, altering walls or changing the layout does require a modification permit from Dubai Municipality or the relevant authority. We prepare the drawings and obtain the approvals.

How do I know the waterproofing was done properly?

Ask for it to be water-tested and photographed before tiling, and have that written into the contract as a hold point. A proper test floods the tanked area, leaves it standing for twenty-four hours and checks the room below. If a contractor will not do that, or treats it as an unusual request, you have learned something important. We carry it as a line in the bill of quantities so it is priced rather than promised.

Can I move the WC or the shower?

Within limits. Moving a wet area means new soil and waste runs that have to work on the falls available inside the floor build-up, which in an apartment is often only about 60mm. That constraint decides what is possible, not the drawing. It also needs a Dubai Municipality permit and, in many buildings, the owners association's consent — some prohibit it outright.

Why did my last bathroom go mouldy?

Almost always ventilation, occasionally a tanking failure. An extract fan that moves too little air for the room volume leaves humidity on cold surfaces, and in Dubai that produces mould on new paint within a year. Fan sizing and duct run length are the fix, and anti-mould paint on its own is not.

How long does a bathroom renovation take?

Around five to eight weeks on site for a full replacement, plus two to five weeks beforehand if drainage is moving and a permit is needed. The tanking and water test sit on the critical path and cannot be compressed — the membrane has to cure and the test has to stand for a full day before tiling starts.
