What Actually Determines the Result

High-end residential work in Dubai fails or succeeds on three things, and none of them are the finishes.

The services behind the walls

In a villa over fifteen years old, the electrical distribution, pipework and AC are frequently at or past end of life. Once ceilings are down and walls are open, replacing them stops being optional. This is the single most commonly excluded item in a residential quotation and the most common reason a project that started at AED 600,000 finishes at AED 900,000.

We survey the existing services before pricing and include the work properly, even though it makes our number look higher on day one.

Lead times, not labour

Imported cabinetry, book-matched stone, specialist brassware and bespoke glass carry six to twelve week lead times into Dubai. A programme that looks comfortable on paper collapses when a joinery order is placed after demolition instead of before it.

Because we measure and specify to price the job, those decisions are made and the orders placed before anyone starts breaking things.

Setting out

The difference between a good residential finish and an exceptional one is almost entirely setting out. Where the tile cuts land. Whether the grout joints align between floor and wall. Whether the joinery shadow gap is consistent along a twelve-metre run. Whether the ceiling detail returns cleanly at the reveal.

None of this is expensive. It is drawn before it is built, and it is checked on site rather than assumed.

Approvals

The Approvals Behind a Residential Project

Every residential project in Dubai needs the community's consent, and most need an authority permit on top. The community NOC governs access, working hours, contractor registration and the refundable deposit, and the route differs by developer — Emaar through its own portal, Nakheel through role-based tracks, DAMAC through an app rather than a website.

The authority permit is required wherever the work changes structure, drainage or the approved layout. Which authority depends on where the property is: most freehold communities answer to Dubai Municipality, Palm Jumeirah and Jebel Ali to Trakhees, and the Barsha Heights districts to DDA.

Both sit with us. We prepare the drawings, make the submissions and carry the correspondence, and we start the NOC alongside the design rather than after the drawings are finalised — which is the single thing that most shortens a residential programme.

How We Price

Measured, Not Estimated

Benstead is run by a quantity surveyor, and the quotation is where that shows. We do not look at a property and name a figure. We measure it, and you receive a bill of quantities — every element listed, quantified and rated.

That makes our price comparable against another contractor's line by line, auditable afterwards, and it gives an agreed rate for anything that changes mid-project rather than a negotiation while the house is in pieces.

Residential Renovation FAQs

Do you work with our interior designer?

Yes, and it is common. Where a designer is already appointed we act as the delivery contractor, building to their drawings and specification.

We review the design for buildability first and flag anything likely to be difficult or costly on site — a detail that cannot be achieved in the available depth, a stone that will not arrive in time — before it becomes a problem rather than after.

How much disruption should we expect?

For a full refurbishment we strongly recommend vacating. Water and power are isolated for extended periods and dust ingress is unavoidable no matter how well the site is sheeted.

For phased or single-area works we can programme zone by zone so you keep a functioning kitchen and bathroom throughout. It costs a little more in preliminaries and takes longer overall, but it is entirely workable.

Will you protect the parts of the house we are not touching?

Yes. Floor protection, sheeted screens with zip access, negative-pressure extraction where dust control matters, and daily clean-down are included as preliminaries rather than priced as extras.

All of it is itemised in the bill of quantities so you can see precisely what is being provided rather than trusting that it will happen.

Can you match existing finishes in a partial refurbishment?

Usually, but it needs checking at survey stage rather than assumed. Stone from a batch supplied five years ago will rarely match a current batch, and tile ranges get discontinued constantly.

Where an exact match is not achievable we say so up front and propose either a deliberate transition detail or a wider area of replacement — rather than installing something that is nearly right and hoping you do not notice.

How long does a residential renovation take?

Five to seven months from first survey to handover for a full villa, three to five for an apartment. That includes two to three weeks for survey and the bill of quantities and three to six weeks for approvals, which run in parallel rather than sequentially and are the stage most often left out of an owner's mental timeline.

Do you handle the community NOC and the permit?

Both. We establish which authority actually applies — it is not always Dubai Municipality — prepare the drawings, make the submissions and carry the correspondence. Starting the NOC alongside the design rather than after it is what most shortens the programme.

Can I stay in the property during the work?

For a full renovation, realistically no — there are extended periods without a usable kitchen, bathroom or cooling. For a partial scope it can be done, though phasing costs considerably more because set-up and protection are paid for twice. Our guide to living through a renovation sets out the trade-off honestly.

How much contingency should I hold?

Five to ten per cent of the construction sum, and ten per cent on a property over twenty years old. Hold it in your budget rather than expecting it inside the quotation — it covers what is found behind walls and the decisions you will change once you can stand in the space.

The construction differs meaningfully between them — a townhouse shares party walls and services with its neighbours, an apartment cannot have its slab cut, and an independent villa gives you far more freedom to alter structure and drainage.
