This community is run by an owners association or appointed managing agent rather than by one of the master developers with a published portal. That means the fit-out rules, the refundable deposit, permitted working hours and the service access procedure are set locally and vary more than they do in a developer-run community.

What Town Square is strict about

The authority permit
Where the works touch structure, drainage or the approved layout, an authority building modification permit is required on top of the community NOC. Consultant drawings are prepared and submitted before anything is demolished. Work that stays inside the existing layout frequently needs no permit at all, which is worth establishing early because it removes several weeks from the programme.
