After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.

It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a renovation something usually does — there is an agreed rate for it already, rather than a negotiation while your house is in pieces.

Is it better to renovate now or wait?

For personalisation work, now is generally better.

Living in a house while deciding what to change is useful, but doing joinery, flooring and garden works in one programme is significantly cheaper than three separate mobilisations. The exception is anything that might still be a warranty claim — raise those first and let the developer resolve them before we start.
