Renovating in Serena
Serena is a mid-life townhouse community with a distinctive Mediterranean architectural character.
That character constrains external alteration more than in communities with plainer elevations — the look depends on those facades, so the community controls changes to them. Internal work is unconstrained.
The typical brief is a full internal refresh: finishes throughout, new kitchen, upgraded bathrooms and fitted storage, with the services left in place.
Property types you will find here
- Bella Casa, Casa Dora and Casa Viva townhouses
- Two to four bedroom layouts
- Mediterranean-influenced external architecture
- Compact private gardens and terraces

Serena is Mediterranean-styled townhouse and villa stock from Dubai Properties, built to defined types. The external appearance is tightly controlled because the community's character depends on it, so anything visible from the street needs approval before it is specified.
What We Typically Find in Serena
The things worth knowing before you set a budget.
Styling that constrains the exterior
Serena's Mediterranean character is protected closely. Render colour, shutters, roof treatment and boundary detail are all held to the original palette.
Townhouse fixed costs
Set-up, supervision, skips and approvals cost much the same as on a villa but spread over less floor area, which is why the rate per square metre runs higher.
Services within life
The stock is recent enough that a strip-out is rarely justified. Kitchens, bathrooms, joinery and flooring are where the value sits.
No side access
Most units have no route to the rear except through the house, so every skip load and every joinery section crosses finished floors. Protection is a real line.
Courtyard and terrace space
Small outdoor areas that reward careful treatment far more than large ones do. Shade and surface are what make them usable.
Party wall considerations
Attached units mean demolition noise and vibration reach the neighbours directly, and some structural work needs their acknowledgement.

Dubai Holding Community Management
These communities are managed by Dubai Holding Community Management, which now covers the Nakheel, Meraas and Dubai Properties portfolios — though each brand keeps its own portal, and Dubai Properties uses eservices.dp.ae. Expect drawings, a registered contractor, insurance and a refundable deposit.
What to establish before pricing
The Dubai Properties portal is login-gated, so published detail on fees and timescales is thin and we do not invent it. We confirm the current requirements for your specific community directly before submitting, rather than working from an assumption. The community management guide maps which developer sits behind which portal.
What Serena is strict about
Serena's appeal is its Mediterranean styling, and the community protects it closely. Render colour, roof treatment, shutters, boundary detailing and anything else that reads from the street are held to the original palette. Internal work is straightforward; anything visible is designed around what will be approved rather than submitted hopefully.
The authority permit
Where the works touch structure, drainage or the approved layout, an authority building modification permit is required on top of the community NOC. Consultant drawings are prepared and submitted before anything is demolished. Work that stays inside the existing layout frequently needs no permit at all, which is worth establishing early because it removes several weeks from the programme.
Both sit with us. You are not the one chasing an approvals desk — we prepare the drawings, make the submissions and carry the correspondence. The Dubai Properties NOC guide sets out the route in full, and there is a plain explanation of when a permit is actually needed.
| Stage | Duration |
|---|---|
| Survey, drawings and measured bill of quantities | 2 – 3 weeks |
| Community NOC and authority permit, run in parallel | 3 – 6 weeks |
| Strip-out, structure and first fix | 4 – 7 weeks |
| Second fix, joinery and finishes | 5 – 8 weeks |
| Testing, snagging and handover | 1 – 2 weeks |
How We Price a Serena Renovation
Benstead is run by a quantity surveyor. We do not price a villa by walking round it and naming a figure. We measure it, and you receive a bill of quantities — every element listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to.
That matters for two practical reasons. You can set our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a renovation something usually does — there is an agreed rate for it already, rather than a negotiation while the house is in pieces.
For an indicative range in about a minute, use the Dubai renovation cost calculator. Before you sign anything, why renovation quotes vary and red flags in a renovation quote are worth ten minutes.
Serena Renovation FAQs
Do I need a permit to renovate here?
Cosmetic work generally does not require a building permit. Altering structure, drainage or layout does — and your community will require an NOC and a registered contractor either way.
We prepare the drawings and manage both submissions as part of the works, rather than leaving you to chase them.
How long will the works take?
A single-room refurbishment typically takes four to six weeks on site. A full villa renovation sixteen to thirty weeks.
Add four to eight weeks beforehand for design, approvals and procurement. Extensions and pools extend it further, because each triggers its own approval cycle.
Can I change the exterior of a Serena property?
Only with approval, and the community is protective of its external character because the styling is what defines it. Anything visible from the street — render colour, shading, boundary treatments, window changes — needs consent before it is specified rather than after it is built. Internal work is far more straightforward.
Who issues the renovation NOC here?
Dubai Holding Community Management, which took over the Dubai Properties portfolio alongside Nakheel and Meraas — but each brand keeps its own portal, and Dubai Properties runs eservices.dp.ae. Expect drawings, a registered contractor, insurance and a refundable deposit, plus a Dubai Municipality permit where structure, drainage or the approved layout changes.
Why is published guidance so thin for this community?
Because the portal is login-gated, so fees and timescales are not publicly documented in the way Emaar's and Nakheel's are. We would rather say that than invent a process. In practice we confirm the current requirements directly with the community management team before pricing, which is also why our programme allows a realistic window rather than an optimistic one.
Can I paint my Serena villa a different colour?
Not freely. The community's character is the styling, so render colour and anything else visible from the street are held to the original palette. Repainting in the existing colour is routine; changing it is a consent matter and frequently refused. It is worth confirming before a decorator is booked rather than after the first wall is done.
