Renovating in Al Furjan
Al Furjan has been delivered in phases over an extended period, which means property age varies more here than in communities built in a single push.
That matters when budgeting. An earlier-phase property may be approaching the point where services replacement becomes sensible; a later-phase one almost certainly is not. We establish which you have at survey rather than assuming.
Across the community the common brief is the same: replace developer-specification finishes, add proper built-in storage, and make something of the garden.
Property types you will find here
- Quortaj, Dubai Style and Masakin — townhouses and semi-detached villas
- Three to five bedroom layouts across standard types
- Compact private gardens on most units
- Later phases delivered progressively, so age varies across the community

Al Furjan is newer Nakheel stock, so the services are generally sound and the briefs are about layout, finishes and outdoor space. Villa types repeat across the community, which means a design that works in one unit usually transfers to the next with minor adjustment.
What We Typically Find in Al Furjan
The things worth knowing before you set a budget.
Repeating villa types
Al Furjan is built to defined types, so once yours is identified the measurement is quick and the pricing is predictable. That is unusual and it works in your favour.
Services sound, finishes dated
The stock is recent enough that the mechanical and electrical installation is not the project. The work is specification: kitchens, bathrooms, joinery and flooring.
Storage that was never enough
Built-in storage was specified to a handover budget rather than to how a family actually lives. Fitted joinery is the most requested item here.
Outdoor space unshaded
Plots are usable but almost always handed over bare. Shade structures and landscaping turn an unused garden into another room for most of the year.
Nakheel access planning
Operative and vehicle passes need three to four working days' notice. On a community this size, delivery sequencing is a real part of the programme.
Bathroom waterproofing
Worth establishing before you tile rather than after. Tanking that was not lapped at the upstand is the commonest defect we find in stock of this age.
Renovation Costs in Al Furjan

| Single-area refit | Kitchen or bathrooms only | AED 45k – 180k |

These are starting points based on the property types in Al Furjan. The number that matters is the measured one — we survey the villa, produce a bill of quantities, and give you a fixed price against it.

The Nakheel NOC
Nakheel issues the NOC through onlineservices.nakheel.com. The portal is organised by role rather than by task, so an owner request goes under the Owner track while the contractor's registration and permits run separately. Expect drawings, trade licence and insurance, a refundable deposit, and agreement to community working hours.
Access passes, and the lead time
Operatives and vehicles need passes to enter. Nakheel's guidance is that long-term access requests go in three to four working days ahead, with approval typically one to two days after that. It is the item most often left too late, and a delivery without a vehicle pass does not wait at the gate — it leaves.
The authority permit
Where the works touch structure, drainage or the approved layout, an authority building modification permit is required on top of the community NOC. Consultant drawings are prepared and submitted before anything is demolished. Work that stays inside the existing layout frequently needs no permit at all, which is worth establishing early because it removes several weeks from the programme.
Both sit with us. You are not the one chasing an approvals desk — we prepare the drawings, make the submissions and carry the correspondence. The Nakheel NOC guide sets out the route in full, and there is a plain explanation of when a permit is actually needed.
| Stage | Duration |
|---|---|
| Survey, drawings and measured bill of quantities | 2 – 3 weeks |
| Community NOC and authority permit, run in parallel | 3 – 6 weeks |
| Strip-out, structure and first fix | 4 – 7 weeks |
| Second fix, joinery and finishes | 5 – 8 weeks |
| Testing, snagging and handover | 1 – 2 weeks |
How We Price an Al Furjan Renovation
Benstead is run by a quantity surveyor. We do not price a villa by walking round it and naming a figure. We measure it, and you receive a bill of quantities — every element listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to.
That matters for two practical reasons. You can set our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a renovation something usually does — there is an agreed rate for it already, rather than a negotiation while the house is in pieces.
For an indicative range in about a minute, use the Dubai renovation cost calculator. Before you sign anything, why renovation quotes vary and red flags in a renovation quote are worth ten minutes.
Al Furjan Renovation FAQs
Does it matter which phase my property is in?
Yes, for budgeting. Al Furjan was delivered over an extended period, so property age varies across the community.
An earlier-phase property may be approaching the point where services replacement makes sense; a later-phase one almost certainly is not. That changes the scope materially, so we establish it at survey rather than assuming.
How long will the works take?
A single-room refurbishment typically takes four to six weeks on site. A full villa renovation sixteen to thirty weeks.
Add four to eight weeks beforehand for design, approvals and procurement. Extensions and pools extend it further, because each triggers its own approval cycle.
Do Al Furjan villas need their services replaced?
Usually not yet. The stock is recent enough that pipework, boards and AC are still within life, so the work is layout, finishes, joinery and landscaping rather than a strip-out. That makes programmes shorter and budgets more predictable than in the older communities.
Who issues the renovation NOC here?
Nakheel, through its online services portal. Requests are organised by role, so as an owner you apply under the Owner track while your contractor registers and applies for work and access permits separately. Both have to be in place. Where the work touches structure, drainage or the approved layout, an authority permit is required on top.
How far ahead do I need access passes?
Three to four working days for a long-term access request, with approval typically taking one to two days after that. Operatives and vehicles both need them. This is the single most common cause of a delayed start on a Nakheel community, and it is entirely avoidable by submitting alongside the NOC rather than afterwards.
