Mature trees and established planting restrict how excavators, materials and waste reach a property. On some plots machine access to the rear garden is simply not possible, which means excavation and spoil removal happen by hand at meaningfully higher cost. The building stock is old enough that a full internal refurbishment is normally a full services replacement, and the tree cover means external works need designing around what is worth keeping.

End-of-life MEP

Villas of this era are around twenty years old. Distribution boards often lack adequate RCD protection, circuits are undersized for modern kitchen and AC loads, and original pipework is at the end of its service life. This is the largest single item in most renovations of this vintage, and the one most often left out of a cheap quotation.

Original air conditioning

Ducted systems from the original build are usually well past their design life, with ductwork that was never properly balanced. Replacing units without addressing the ducting rarely fixes the room that has never cooled.

Restricted machine access

Mature tree cover prevents excavator access to rear gardens on some plots. Hand excavation costs considerably more and is priced openly at survey rather than absorbed.

Tree protection

Established trees are the community's defining asset. Protection during works, and reinstatement where planting is disturbed, are designed and priced items.

Shaded elevations

Heavy tree cover keeps some elevations permanently shaded, which changes external finish specification and can encourage growth on render.

Original wet areas

Bathrooms and kitchens to original developer specification with tanking that predates current expectations.

Your community's owners association

This community is run by an owners association or appointed managing agent rather than by one of the master developers with a published portal. That means the fit-out rules, the refundable deposit, permitted working hours and the service access procedure are set locally and vary more than they do in a developer-run community.

We obtain your community's current requirements in writing before pricing rather than assuming a standard. It costs a phone call and it prevents the single most common cause of a stalled start, which is discovering a rule after the programme has been agreed.

What the setting imposes

Green Community's mature landscaping is the reason people live there, and it constrains construction more than people expect. Plant access to the rear of a plot often means crossing established planting, and protecting or reinstating it is a real cost. It belongs in the programme at the start rather than appearing as a variation.

The authority permit

Where the works touch structure, drainage or the approved layout, an authority building modification permit is required on top of the community NOC. Consultant drawings are prepared and submitted before anything is demolished. Work that stays inside the existing layout frequently needs no permit at all, which is worth establishing early because it removes several weeks from the programme.

How We Price a Green Community Renovation

Benstead is run by a quantity surveyor. We do not price a villa by walking round it and naming a figure. We measure it, and you receive a bill of quantities — every element listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to.

That matters for two practical reasons. You can set our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a renovation something usually does — there is an agreed rate for it already, rather than a negotiation while the house is in pieces.

Will the trees limit what I can do?

They will influence it. Mature planting restricts access for plant and materials, and on some plots prevents machine access to the rear garden entirely.

That does not stop the work — it changes the method and the cost. We establish it at survey and price it openly, rather than discovering it in week two and adjusting.

Is it worth replacing the wiring and AC?

In a villa of this age, almost always. The systems date from the original build and are around two decades old.

Doing it while ceilings and walls are already open costs a fraction of retro-fitting later. Renovating the finishes and leaving the services means opening the same ceilings again within a few years.

Is the stock here old enough to need a full renovation?

In most cases yes. The community dates from a period where the original pipework, boards and air conditioning have now run a full service life in this climate. That makes it a services project first and a finishes project second, and doing the two together while ceilings are open is considerably cheaper than separating them.

Who issues the renovation NOC here?

An owners association or appointed managing agent rather than one of the master developers. The practical consequence is that the rules, deposit, permitted hours and access procedure are set locally and differ more than they would in an Emaar or Nakheel community. We get them in writing before pricing. A Dubai Municipality permit is required separately wherever structure, drainage or the approved layout changes.

Does that make approvals harder?

Not harder, but less predictable. A developer-run community publishes its process; an independently managed one often does not, so the answer comes from asking rather than from a portal. The timescales are usually shorter, because there is less bureaucracy between you and the decision, but you cannot plan around a published standard.

Will the garden survive the building work?

Only if it is planned for. Getting plant and materials to the rear of a plot here frequently means crossing established planting, and mature landscaping is not something that can be replaced in a season. Protection, routing and where necessary reinstatement are priced items for us rather than something absorbed, because the planting is a large part of what the property is worth.
