Jumeirah Islands villas sit on water-facing plots, and that setting drives both the brief and the detail. Glazing, shading and outdoor living dominate the scope, and the humidity and reflected light around the lakes are harder on external finishes than an inland plot.

End-of-life MEP
Villas of this era are around twenty years old. Distribution boards often lack adequate RCD protection, circuits are undersized for modern kitchen and AC loads, and original pipework is at the end of its service life. This is the largest single item in most renovations of this vintage, and the one most often left out of a cheap quotation.
Original air conditioning
Ducted systems from the original build are usually well past their design life, with ductwork that was never properly balanced. Replacing units without addressing the ducting rarely fixes the room that has never cooled.
Waterfront exposure
Higher humidity and salt-laden air accelerate corrosion of external metalwork, fixings and AC condenser units. Specification needs to account for it rather than treating the property as inland stock.
Previous alterations
Many properties have been extended or reconfigured, sometimes without permits. We compare against approved drawings at survey.
Restricted access
Water on multiple boundaries limits how plant, materials and waste reach the property. Priced into preliminaries at the outset.
Substantial landscaping
Mature waterfront planting is an asset requiring protection and reinstatement rather than clearance.

What has to be in place before work starts, and how long it realistically takes.
The Nakheel NOC
Nakheel issues the NOC through onlineservices.nakheel.com. The portal is organised by role rather than by task, so an owner request goes under the Owner track while the contractor's registration and permits run separately. Expect drawings, trade licence and insurance, a refundable deposit, and agreement to community working hours.
Access passes, and the lead time
Operatives and vehicles need passes to enter. Nakheel's guidance is that long-term access requests go in three to four working days ahead, with approval typically one to two days after that. It is the item most often left too late, and a delivery without a vehicle pass does not wait at the gate — it leaves.
The authority permit
Where the works touch structure, drainage or the approved layout, an authority building modification permit is required on top of the community NOC. Consultant drawings are prepared and submitted before anything is demolished. Work that stays inside the existing layout frequently needs no permit at all, which is worth establishing early because it removes several weeks from the programme.

Does the waterfront position change the specification?
Yes. Higher humidity and salt-laden air accelerate corrosion of external metalwork, fixings, railings and AC condenser units.
Stainless grades, coatings and fixings need specifying for coastal exposure rather than treated as inland stock. It costs slightly more and the difference in service life is substantial.
How long will the works take?
A single-room refurbishment typically takes four to six weeks on site. A full villa renovation sixteen to thirty weeks.
Add four to eight weeks beforehand for design, approvals and procurement. Extensions and pools extend it further, because each triggers its own approval cycle.
Does the waterside setting change the specification?
It does. Reflected light and higher humidity around the lakes are harder on external finishes, ironmongery and glazing seals than an inland plot, and the briefs here lean heavily towards glazing, shading and outdoor living. Specifying for that at the outset costs little; retro-fitting shade to a west-facing waterside elevation costs a great deal.
