That has two consequences for renovation. First, extension potential is genuinely significant on many plots, where plot coverage sits well below the permitted maximum. Second, custom-built properties need surveying from scratch rather than priced against a known layout.
External works are usually the largest single opportunity here, simply because there is the space for them.

The Villa is unusual in Dubai: large plots, Spanish-styled houses and, in many cases, scope to extend that tighter communities do not allow. That makes it one of the few places where an extension is a realistic part of the brief rather than a non-starter.

End-of-life MEP
Villas of this era are around twenty years old. Distribution boards often lack adequate RCD protection, circuits are undersized for modern kitchen and AC loads, and original pipework is at the end of its service life. This is the largest single item in most renovations of this vintage, and the one most often left out of a cheap quotation.
Original air conditioning
Ducted systems from the original build are usually well past their design life, with ductwork that was never properly balanced. Replacing units without addressing the ducting rarely fixes the room that has never cooled.
Closed-off layouts
Separate kitchens and formal dining rooms that most owners now want opened up. Usually achievable, but the wall is frequently load-bearing and needs an engineer's design, a steel beam and a permit.
Significant extension headroom
Plot coverage on many properties sits well below the permitted maximum, making extensions genuinely viable where they would not be elsewhere.
Custom-built variation
A proportion of properties were self-built to individual designs. These need full measured survey rather than pricing from a type.
Large external areas
Substantial gardens frequently left underdeveloped. Landscaping, pools and shade are the works that most change how these homes are used.

These communities are managed by Dubai Holding Community Management, which now covers the Nakheel, Meraas and Dubai Properties portfolios — though each brand keeps its own portal, and Dubai Properties uses eservices.dp.ae. Expect drawings, a registered contractor, insurance and a refundable deposit.

What The Villa is strict about
The large plots here are the reason people buy, and the community is correspondingly careful about what gets built on them. Extensions are more achievable than in most Dubai communities, but they are assessed properly — plot coverage, setbacks, overlooking and street elevation all come into it, and a full building permit is required rather than a modification permit.
The authority permit
Where the works touch structure, drainage or the approved layout, an authority building modification permit is required on top of the community NOC. Consultant drawings are prepared and submitted before anything is demolished. Work that stays inside the existing layout frequently needs no permit at all, which is worth establishing early because it removes several weeks from the programme.

Why is published guidance so thin for this community?
