Apartment renovation in Dubai is constrained in ways villa work is not, and almost all of it comes back to one thing: you cannot cut the slab.
That single fact determines whether a bathroom can move, whether a kitchen island can have a sink, and whether an open-plan layout is achievable or merely a nice drawing. Waste needs a consistent fall to reach the existing stack. Where the fall is not available, the floor has to be built up or a step formed — which is often perfectly acceptable, but only if it is designed in rather than discovered halfway through.
The second constraint is the building itself. Towers and managed developments impose approval processes, restricted working hours, lift and loading bay bookings, refundable deposits and waste removal routes. These are programme drivers, not paperwork.

Two costs are routinely underestimated in apartment projects. The first is access: material deliveries and waste removal via a service lift on a booking system, often outside business hours, is slower and more expensive than it sounds. The second is protection — corridors, lift lobbies and common areas all have to be sheeted and reinstated to the building's satisfaction.
Both appear as preliminaries in our bill of quantities rather than surfacing later as extras.

What Apartment Approvals Actually Involve
An apartment renovation needs two permissions and sometimes three. Your building's owners association issues the fit-out NOC, which governs access, service lift bookings, working hours, contractor registration and the refundable deposit. Where the works touch structure, drainage or the approved layout, an authority permit is required on top.
The third applies where the building sits in a district with its own authority. DIFC is a separate jurisdiction, JLT answers to DMCC, Dubai Silicon Oasis to DSOA and the Barsha Heights districts to DDA. A contractor who assumes Dubai Municipality in one of those has gone to the wrong body, and submissions are rejected rather than forwarded.
Allow two to five weeks for the building NOC, and three to six where an authority permit runs alongside it. The limiting factor is almost always an incomplete document set rather than the assessment itself.

Why an Apartment Is Not a Small Villa
Three things change the job. Access, because every delivery, every skip load and every length of joinery moves through a booked service lift within permitted hours, and joinery that will not fit the lift has to be designed in sections before it is made.
Drainage, because moving a wet area means new runs crossing a slab above another owner, working on the falls available within a floor build-up that is often only sixty millimetres. Many buildings prohibit it outright, and that constraint decides the layout rather than the drawing does.
And cooling, because in most towers you do not own the plant. District cooling means the chillers are the building's and what you own is the fan coil unit, the valves and the condensate drainage — which is where comfort problems almost always sit, and why replacing a thermostat rarely changes anything.

Can I move the bathroom or kitchen in an apartment?
Sometimes, and it is the single most constrained decision in an apartment project. Waste needs a consistent fall to reach the existing stack, and the slab cannot be cut.

Manageable when it is planned for. Buildings restrict noisy works to set hours, typically mid-morning to late afternoon on weekdays only.

Why is my apartment never cool enough?
In most towers the cooling is a district system, so there is no condenser of your own. The usual causes are a fouled or undersized fan coil unit, a valve that is not modulating, or ductwork never balanced after handover. Replacing the thermostat or the unit alone frequently changes nothing.
How long does an apartment renovation take?
Around twelve to eighteen weeks on site for a full renovation, plus two to five weeks beforehand for the building NOC and any authority permit. Service lift availability and restricted working hours are what stretch an apartment programme rather than the work itself.
What about the service lift?
It is usually the binding constraint on the programme. Every delivery, skip movement and joinery section is a booked slot, and in a large tower those slots are contested. We size joinery to the lift at design stage and sequence the bookings, because a two-week installation becomes four if that is left to chance.
