DAMAC Lagoons is among the newest villa communities in this plan, and that shapes everything about a renovation here.

Nothing needs repairing. Structure, services and finishes are all recent, and in many cases still under developer warranty. The work is entirely about differentiation — because within a cluster every villa of a given type was handed over identically.

The two changes that transform these properties are landscaping and joinery. Gardens arrive bare, so a proper external package with shade, planting, irrigation and often a pool is the single biggest step change available. Built-in storage in the standard specification is minimal, so fitted wardrobes and dressing rooms deliver disproportionate value.

Because there are no hidden problems behind the walls, budgets here are more predictable than anywhere else in Dubai.

Gardens arrive as sand inside a boundary wall — no irrigation, no levels, no shade, no drainage. In a community built around water features, the external works are usually the largest single item in the budget.

Developer warranty still current

Most of these villas are recent enough to sit inside the defect liability period. We identify what should be a claim against DAMAC before quoting to replace it.

Themed elevations

The clusters are designed to a consistent architectural theme. That constrains what can change externally, and it is the aspect of a scope most likely to be refused if it is submitted without discussing it first.

Handover-specification finishes

Flooring, sanitaryware and joinery are specified to a developer budget. Sound, but generic — and the reason most work here is personalisation rather than repair.

Storage designed to a price

Wardrobe internals and kitchen storage are minimal. Upgrading them is straightforward while other work is in progress and disproportionately improves how the house lives.

Plant and access constraints

Pool plant, irrigation controls and AC condensers all compete for the same limited external space. Deciding that at design stage avoids a compromise you have to look at every day.

The community NOC

DAMAC community management issues the NOC for DAMAC Lagoons. They require a registered contractor, insurance documentation and a method statement, and they are specific about external alterations because the clusters are themed and the developer protects that consistency.

The Dubai Municipality permit

A Dubai Municipality modification permit is required for structure, drainage and layout changes, and for a pool. In DAMAC Lagoons the pool application is the most common one we submit, because gardens are handed over bare and a private pool is the first thing most owners add.

Both sit with us. You are not the one chasing an approvals desk — we prepare the drawings, make the submissions and carry the correspondence. External alterations need more care here than in an older community. The clusters are built to a theme, and elevation changes, boundary treatments and anything visible from the lagoon frontage attract closer scrutiny from the developer. We resolve the external scope with community management before it is priced, not after.

How We Price

How We Price a DAMAC Lagoons Renovation

Benstead is run by a quantity surveyor, and it shows in the quotation more than anywhere else. We do not price a renovation by looking at the house and naming a figure. We measure it.

After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.

It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a renovation something usually does — there is an agreed rate for it already, rather than a negotiation while your house is in pieces.

Will renovating void my developer warranty?

It can, where the work touches something still covered. We identify what remains under warranty before starting and design around it where that makes sense.

Cosmetic and joinery work rarely creates a problem. Structural and MEP alterations need checking first — and it is a great deal cheaper to check than to discover afterwards.

What should I do first in a new DAMAC Lagoons villa?

The garden, in most cases. Plots are handed over bare or minimally finished, so a landscaping package with real shade, irrigation and planting changes how the house is used far more than internal work does.

Fitted joinery is the usual second step — standard storage provision is minimal across these clusters, and wardrobes and dressing rooms deliver a lot for the money.

How much does a pool cost in DAMAC Lagoons?

A private pool on a typical Lagoons plot generally runs from around AED 120,000 for a compact pool with filtration, tiling, lighting and basic deck, upwards depending on size, finish and heating.

The number moves on excavation access, plant location and how much hardscape and irrigation goes around it. Because the gardens start bare, most owners price the pool and the landscape together — doing them as one package is cheaper than two mobilisations.

Can I change the outside of my villa?

Internally you have wide latitude. Externally, much less.

The clusters are built to a theme and DAMAC protects that consistency, so elevation changes, render colours, boundary treatments and anything prominent from the frontage need agreement before they are designed, let alone built. We raise external scope with community management early, because a refusal after pricing wastes everyone’s time.

Is it worth renovating a villa this new?

For personalisation, yes. For repair, usually not.

Nothing here is worn out. What owners are buying is the difference between a developer specification and a house that suits them — joinery, storage, lighting, flooring and above all the garden. That is a genuinely different exercise to renovating a twenty-year-old villa, and it should be priced as one. Anything that is actually a defect should go to DAMAC as a warranty claim first.
