Benstead was not born from within the Dubai construction industry. It was brought to it — deliberately, purposefully, and with a decade of tier one experience sharpened at the coal face of some of Britain's most demanding build environments.

Our founder trained in UK Tier 1 contracting, with Morgan Sindall and with ISG before its administration in 2024. That is where the method comes from. On projects of that scale, document control, method statements and risk assessments, permit-to-work, defined inspection hold points and a maintained variation register are not optional extras — they are how the work is run, because the consequences of losing track of a revision or an unrecorded change are measured in millions rather than in inconvenience.

Very little of that apparatus appears on a Dubai residential project, and almost all of it scales down. We run it on villas and apartments because the failures it prevents — a trade working from a superseded drawing, a variation nobody recorded until the final account, work started before the NOC was in hand — are exactly the failures that happen on residential work here.

When we arrived in Dubai, we recognised a market of extraordinary ambition operating without the structural rigour it deserved. Where others saw the absence of regulation as an advantage, we saw it as an opportunity to lead. We brought our tier one systems, our procurement discipline, and our uncompromising standards into a landscape hungry for them.

Benstead was not built to fit into the Dubai construction market. It was built to raise it.

How We Price

Measured, Not Estimated

The single practical difference between Benstead and most residential contractors in this market.

Benstead is led by a quantity surveyor. On large commercial projects that is unremarkable. On a Dubai villa renovation it is close to unheard of, and it changes the entire shape of the job.

What most homeowners are given

A one or two-page quotation. Room-by-room headings, a short description against each, and a total at the bottom. Sometimes a provisional sum for the things nobody wanted to price properly. It looks reasonable, it is quick to produce, and it is almost impossible to interrogate.

The problem surfaces the moment anything changes. You want a different stone. A wall turns out to be load-bearing. The AC is condemned once the ceilings come down. With no measured basis, the revised figure is a negotiation rather than a calculation — and you have no way of telling whether it is fair.

What we produce instead

A bill of quantities. Every element of work measured and listed as a separate line with its own quantity and rate: square metres of tiling by type and location, linear metres of skirting, number of sockets, number of doors, each item of sanitaryware, each run of pipework.

Three things follow from that. You can see exactly where the money is going and challenge anything that looks wrong. You can compare our price against another contractor's on a genuine like-for-like basis rather than comparing two round numbers. And when something changes mid-project, the variation is priced from the same measured rates you already agreed, so there is no argument about what it should cost.

Why more contractors don't do it

Because it takes considerably longer to produce and it exposes the margin. A measured bill shows a client precisely what each element costs. A lump sum does not. We think that transparency is the entire point, and it is the reason our variations rarely become disputes.

What it means for your programme

Measurement forces decisions early. To price joinery properly we have to know the specification, which means the joinery gets designed and ordered before demolition rather than during it. Long-lead items — imported cabinetry, stone, specialist brassware — carry six to twelve week lead times in this market, and ordering them late is the single most common cause of a renovation running over.

Our Method

How We Actually Work

Benstead Construction is British-owned and run by a British quantity surveyor, working from Barsha Heights in Dubai. The practical relevance of that is the method rather than the ownership — measured pricing, retention, a defined defects liability period and snagging before final payment are ordinary UK practice and are not the default here. Every project starts with a survey and ends with a measured bill of quantities — every element of the work listed, quantified and rated. That document is what our fixed price is built on, and it is what we get measured against later.

It matters for two practical reasons. You can compare our price against another contractor's line by line instead of guessing why one number is bigger. And when something changes mid-project, as it usually does on a renovation, there is an agreed rate for it already rather than a negotiation while your house is in pieces.

Most contractors do not work this way, because the market largely buys on headline price and measurement takes time and skill. It is the main practical difference between a quantity surveyor pricing a job and a builder estimating one.

Approvals

We Handle the Approvals

Dubai is not one jurisdiction, and getting that wrong is the most expensive administrative mistake available. Most freehold communities answer to Dubai Municipality. Palm Jumeirah and Jebel Ali answer to Trakhees. Barsha Heights, Media City and the other DDA districts answer to the Dubai Development Authority. DIFC, Dubai Silicon Oasis and JLT each have their own again.

On top of that sits the community NOC, and the route differs by developer — Emaar through its own portal, Nakheel through role-based tracks, DAMAC through an app rather than a website.

We prepare the drawings, make the submissions and carry the correspondence. You are not the one chasing an approvals desk, and a rejection comes back to us rather than to you.

What We Take On

The Work We Do

Villa and townhouse renovation across Dubai's communities, apartment renovation in the towers, and the individual trades within both — kitchens, bathrooms, joinery, MEP renewal, flooring, decoration, facades, landscaping and pools.

We work on properties from compact apartments to large villas, and the common thread is not size but approach: the work is measured before it is priced, the approvals are handled properly, and the programme accounts for what actually constrains it rather than being written optimistically and corrected later.

What we do not do is price from a floor plan and a rate per square foot. It produces a number quickly and it is a guess with a decimal point on it.

About Working With Us

How big a project do you take on?

Our residential work runs from a single bathroom up to full villa renovations of around 7,000 sq ft including landscaping and pools. Commercially we have delivered fit-outs up to 35,000 sq ft.

We would rather turn down a project than take one we cannot resource properly, and we will tell you at the first meeting if that is the case.

Do you self-deliver or subcontract?

A mix, and deliberately so. We hold a network of around 80 specialist contractors — joiners, stone masons, MEP, pool and landscape specialists — and we select per project rather than forcing every job through the same crew.

What does not change is that they work under our contract, our programme and our site management. You deal with Benstead, not with eight separate trades.

What happens if something goes wrong after handover?

Every project carries a twelve-month defects liability period from the date of handover. If something moves, cracks or fails within that window, we return and put it right at no cost to you.

You also receive O&M documentation, manufacturer warranties and as-built drawings at handover, so whoever maintains the property afterwards knows what was installed and where.

Why should I choose Benstead over a cheaper quote?

Sometimes you should not — if a competing contractor has genuinely priced the same scope for less, take it.

The difficulty is knowing whether they have. In our experience the gap between two quotations is usually scope rather than margin: excluded MEP, a provisional sum where the real cost is hiding, waterproofing specified as a paint-on sealer rather than a membrane system. A measured bill of quantities is what lets you check, which is precisely why we produce one.

What makes Benstead different from other Dubai contractors?

We price from a measured bill of quantities rather than from a walk-through and a lump sum. Every element is listed, quantified and rated, which makes our price comparable against another contractor's line by line, auditable afterwards, and gives an agreed rate for any change before anyone needs one.

Do you handle the approvals?

Yes, including establishing which authority actually applies — Dubai Municipality, Trakhees, DDA, DIFC, DMCC or DSOA depending on the district — alongside the community NOC, whose route differs by developer. We prepare the drawings, make the submissions and carry the correspondence.

What size of project do you take on?

From single rooms through to full villa renovations and extensions. The approach is the same regardless of scale: survey, measure, price from a bill of quantities, and build a programme around what genuinely constrains it.

Where do you work?

Across Dubai — the villa communities, the apartment districts, and areas such as DIFC, JLT, Dubai Silicon Oasis and Palm Jumeirah where a separate authority assesses the work. Our office is in Barsha Heights, which is itself a DDA district, so that route is one we run regularly.
