Do I need a permit to renovate here?

Cosmetic work generally does not require a building permit. Altering structure, drainage or layout does — and your community will require an NOC and a registered contractor either way.

We prepare the drawings and manage both submissions as part of the works, rather than leaving you to chase them.

How long will the works take?

A single-room refurbishment typically takes four to six weeks on site. A full villa renovation sixteen to thirty weeks.

Add four to eight weeks beforehand for design, approvals and procurement. Extensions and pools extend it further, because each triggers its own approval cycle.

Is a Motor City property worth renovating?

Generally yes. The stock is well built with generous layouts for its price point, and what it needs is services renewal rather than structural change. A full MEP renewal with kitchen, bathrooms and finishes brings it up to current standard and usually avoids a modification permit entirely.

Who issues the renovation NOC here?

Not harder, but less predictable. A developer-run community publishes its process; an independently managed one often does not, so the answer comes from asking rather than from a portal. The timescales are usually shorter, because there is less bureaucracy between you and the decision, but you cannot plan around a published standard.
