Almost everything that derails a home renovation is decided before demolition. A price that was estimated rather than measured. Services nobody surveyed. An approval that was started in week six instead of week one. A joinery order placed after the walls came down rather than before. None of those are craftsmanship failures — they are sequencing failures, and they are why so many Dubai renovations finish late and over budget.
We are led by a quantity surveyor, so the job is set up differently. Your property is measured, the existing services are surveyed, and you receive a bill of quantities listing every item of work with its own quantity and rate. You can see what you are buying, compare it honestly against another contractor, and price any change from rates you already agreed.
What that buys you is not just a lower risk of overspend. It is the ability to make decisions early, which is the only thing that reliably protects a programme.

Strip-Out & Structure
Demolition and disposal, wall removal and reconfiguration, new openings, structural steel where load-bearing walls come out, and floor build-ups. Structural work is designed by a consulting engineer and submitted for permit.
Services Replacement
Full rewiring, distribution board upgrades, new plumbing and drainage runs, AC replacement and ducting. In any property over fifteen years old this is usually the largest single item and the one most often missing from competing quotations.

The variables that move the figure most are, in order: how much of the mechanical, electrical and plumbing needs replacing; the specification of stone and joinery; whether any structure is being altered; and the external works package.
Finishes are what clients think about. Services are what actually drives the cost — and they are invisible in the finished house, which is exactly why they get quietly excluded from cheaper quotations.
What We Typically Find
The things worth knowing before you set a budget.
Services nobody priced
In anything built before about 2012 the wiring, pipework, drainage and AC are at or past end of life. Once ceilings are open, replacing them stops being a decision. This is the single most common reason a renovation quoted at one figure finishes at another.
Walls that are carrying something
Whether the wall you want removed is structural is not a judgement call and it is not something to settle on site. It needs an engineer, a drawing and a permit, and finding out late turns a two-week item into a six-week one.
Waterproofing that was never lapped
Tanking that stops short at the upstand is the most frequent defect we find across every property type in Dubai. It shows as staining below and cannot be corrected from the finished side.
Drainage falls set wrong
Balcony and terrace outlets laid level with, or below, the finished floor. Common across a lot of 2008-2016 stock, and the water goes exactly where you would expect it to.
Scope that grew without anyone deciding
The commonest cause of an overrun is not a contractor problem. It is five reasonable decisions made separately, none of them priced against the original brief.
AC sized for a brochure
Cooling specified to the minimum at handover in a property with full-height glazing or a west aspect. Replacing it like for like repeats the problem at your expense.
Approvals and Programme
What has to be in place before work starts, and how long it realistically takes.
Your community or building NOC
Whoever manages your property issues the first approval. Emaar, Nakheel, DAMAC, Dubai Properties and the independent owners associations each run their own route, their own document set and their own deposit. We have written up the ones we deal with most: Emaar, Nakheel, DAMAC and Dubai Properties.
The Dubai Municipality permit
Where the works touch structure, drainage or the approved layout, a Dubai Municipality building modification permit is required on top. Some districts have their own authority instead — Trakhees and DDA among them — and getting that wrong costs weeks.

How We Price a Home Renovation
Benstead is run by a quantity surveyor, and it shows in the quotation more than anywhere else. We do not price a project by walking round it and naming a figure. We measure it.
After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.
It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and on a property of any age something usually does — there is an agreed rate for it already, rather than a negotiation while the job is in pieces.

Home Renovation FAQs
How long does a home renovation take in Dubai?
An apartment refurbishment typically takes ten to sixteen weeks on site. A townhouse runs fourteen to twenty-two weeks, and a full villa sixteen to thirty weeks.
Add four to eight weeks beforehand for design, approvals and procurement. Structural alterations, extensions and pools extend it further because each triggers its own approval cycle.
Do I need permission to renovate my home in Dubai?
Almost always. Most renovation work requires a building modification permit from Dubai Municipality, Trakhees, DDA or Nakheel depending on where the property sits, plus a No Objection Certificate from your community developer or owners association.
We prepare and submit the drawings and manage the process. Renovating without the correct permit risks a stop-work order, fines, and problems when you come to sell.
Can I stay in the house during the works?
For a full renovation we strongly recommend vacating. Water and power are isolated for extended periods and dust ingress is unavoidable however well the site is sheeted.
For phased works we can programme zone by zone so you keep a functioning kitchen and bathroom. It costs more in preliminaries and takes longer overall, but it avoids paying for alternative accommodation — we will model both so you can compare.
Does the property type really change the job?
Significantly. An independent villa gives you the most freedom to alter structure and drainage.
A townhouse shares party walls and often services with neighbours, limiting what can move and adding a layer of community consent. An apartment cannot have its slab cut at all, so drainage falls and extract routes dictate what is achievable.
We establish which constraints apply at survey rather than discovering them mid-project.
Can I live in the property during the renovation?
For a full renovation, realistically no. Once the services are out and the wet areas are stripped there is no usable kitchen, bathroom or cooling, and the dust from demolition reaches everywhere regardless of sheeting. For a phased or partial scope it can be done, but phasing costs more than doing it in one pass because set-up, protection and supervision are paid for twice. How much contingency should I hold?
Five to ten per cent of the construction sum, and ten per cent on anything over twenty years old. That covers what is found behind walls and the changes you will want once you can stand in the space. It is not an allowance for contractor error, and it should sit in your budget rather than in the quotation.
Do I need an architect as well as a contractor?
It depends on the scope. If you are changing the layout, touching structure or submitting for a permit, you need consultant drawings and that means a designer or engineer. If the work stays within the existing layout, often you do not. We will tell you honestly which side of that line your project sits on rather than selling you a design stage you do not need.
