Discovery Gardens is a Nakheel community of 291 low-rise buildings handed over around 2007, laid out in themed clusters. It is one of the largest single blocks of apartment stock in Dubai, and almost all of it is now eighteen years old with original services.

District cooling
Chilled water rather than individual condensers. Fan coil units and valves are yours and are usually the source of a comfort complaint, the plant is the building's.
Bathroom waterproofing
Eighteen years of use on original tanking. Staining in the unit below is common and cannot be put right from the finished side, so it is worth establishing before setting a budget.
Low-rise access
Buildings are four to six storeys, so there is no single-lift bottleneck. Stair and corridor protection is the constraint and it is far kinder to the programme than a tower refit.
Specify for durability, not show
A mid-market rental community rewards finishes that survive tenancy turnover. The most expensive option is rarely the right one here, and the cheapest is almost never.

The Nakheel NOC
Discovery Gardens is a Nakheel community, so the fit-out NOC is applied for through Nakheel's online services portal. It needs a registered contractor, current insurance and, in most cases, a refundable deposit held against damage to common areas. Allow one to three weeks from a complete submission.
The Dubai Municipality permit
Where the works touch structure, drainage or the approved layout, a Dubai Municipality modification permit is needed as well. A large share of Discovery Gardens work stays inside the existing layout and avoids this entirely, which keeps both cost and programme down.

Why is my apartment never cool enough?
Discovery Gardens runs on district cooling, so there is no condenser of your own. What you own is the fan coil unit, the valves and the condensate drainage, and after eighteen years a fouled coil or a valve that no longer modulates is the usual cause. The chillers themselves are the building's responsibility.
What specification do you recommend for a rental unit?
Durable rather than expensive. Porcelain over natural stone, solid core doors, quality ironmongery and a kitchen built to survive turnover. The money is better spent on the services and the waterproofing, which protect the asset, than on finishes that will be replaced at the next tenancy anyway.
How long does a Discovery Gardens apartment take?
