Jumeirah Beach Residence handed over from around 2007, which makes the stock mid-life and the services original in a great many units.
What sets JBR apart from the other Marina-area towers is the sea. Salt-laden air is unkind to metalwork, to balcony balustrades, to external fixings and to AC condensers. Corrosion is the recurring theme here, and it is generally worse than it looks from inside.
Access is the other constant. The Walk is busy year-round, service routes are shared, and delivery windows are tighter than most contractors expect.

What We Typically Find in JBR
The things worth knowing before you set a budget.
Salt air corrosion
Balustrade fixings, external metalwork, AC condensers and anything galvanised rather than stainless. It is the defining maintenance issue in JBR and it is usually worse behind the finish than in front of it.
Original services at mid-life
Stock from 2007 onwards means pipework and boards that are approaching or past their design life. Replacing them during a refit is far cheaper than after one.
Balcony condition
Sea exposure plus thermal movement plus two decades equals waterproofing failure. Balconies are where JBR refurbishments most often uncover more than expected.
Specification for the environment
Standard brassware and standard fixings fail early here. Marine-grade stainless and properly specified coatings cost more at purchase and considerably less over the life of the apartment.
Access and the Walk
Deliveries compete with a permanently busy retail and restaurant frontage. Windows are tight, and material handling has to be booked rather than assumed.
Glazing and solar load
Sea-facing glazing takes serious solar gain. AC sizing, film and shading are one problem, not three.

What has to be in place before work starts, and how long it realistically takes.
Your building's fit-out NOC
The JBR towers are managed as a single beachfront development with building-level owners associations. The fit-out NOC, the refundable deposit, permitted working hours and the service lift procedure come from building management, and beachfront access adds its own delivery routing constraints.
The Dubai Municipality permit
Where the works touch structure, drainage or the approved layout a Dubai Municipality building modification permit is required as well. Much JBR work stays inside the existing layout, which avoids this and shortens the programme.

How We Price a JBR Renovation
Benstead is run by a quantity surveyor, and it shows in the quotation more than anywhere else. We do not price an apartment by walking through it and naming a figure. We measure it.
After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.
It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. And when something changes mid-project — and in a 2007 to 2009 building something usually does — there is an agreed rate for it already, rather than a negotiation while your apartment is in pieces.

JBR Apartment FAQs
Why does everything corrode in JBR?
Salt-laden air. It attacks metalwork, fixings, balustrades and condensers continuously, and it does not stop when the apartment is refurbished.
The answer is specification rather than maintenance. Marine-grade stainless, properly coated steel and correctly selected brassware cost more initially and survive. Standard fittings look identical on day one and fail within a few years.
Can I change my balcony?
Enclosing or altering a balcony changes the building envelope and its external appearance, so expect both building management consent and an authority permit to be required — and expect refusal to be a real possibility.
Repairing and waterproofing a balcony is a different matter and is frequently overdue in JBR.
How long does a JBR apartment refurbishment take?
For a full refurbishment allow roughly fourteen to twenty weeks on site, plus the approvals beforehand.
What extends it here is access. Booked lifts and restricted delivery windows mean materials arrive on a schedule rather than on demand, so the programme has to be built around the building rather than around the trades.
Does sea air really affect a JBR apartment?
Yes, and it is the district's defining cost driver. Condenser coils, balcony balustrade fixings, external ironmongery and light fittings corrode here far faster than inland. Replacing them with standard components because they cost less means replacing them again within a few years, so marine-grade specification is the baseline rather than an upgrade.
Who issues the renovation approval in JBR?
Building management issues the fit-out NOC and sets the deposit, working hours, lift procedure and delivery routing. Where the work touches structure, drainage or the approved layout you also need a Dubai Municipality modification permit on top.
How long does a JBR renovation take?

How do deliveries work in a JBR tower?
Through a booked service lift within permitted hours, with common areas protected first, and with beachfront access adding routing constraints that inland towers do not have. Slots are contested because the towers are large and several projects usually run at once. We size joinery to the lift at design stage rather than discovering it is too large on delivery day, and sequence the bookings alongside the programme. A two-week joinery installation becomes four if that is left to chance, which is the most common cause of a JBR programme slipping.
