Renovating in Business Bay
Business Bay was developed by many different developers to many different standards over roughly fifteen years. The practical consequence is that no single description of the stock is accurate — two towers a hundred metres apart can be entirely different propositions.
That matters more than anywhere else in the city. In an Emaar or Nakheel community you can reason from the community to the building. In Business Bay you have to survey the specific apartment, because the quality of the original services, the waterproofing and the finishes is genuinely unpredictable.
What is consistent is density, canal-side exposure for some towers, and building management arrangements that differ from block to block.

What We Typically Find in Business Bay

Build quality varies enormously
The single most important fact about the district. Waterproofing, services quality and finish standard differ sharply between towers, so a proper survey is not optional here.
Wet area waterproofing
Original bathroom tanking is the most common failure we find in Business Bay, and it usually presents as a damp patch in a neighbour’s ceiling rather than in your own apartment.
Service riser access
Where risers are poorly planned, relocating a kitchen or bathroom becomes far harder than the floor plan suggests. Worth establishing before designing a layout.
Inconsistent building management
Some towers are run to a high standard, others barely at all. The approval process, access arrangements and protection expectations differ accordingly.
Canal-side exposure
Canal-facing units take more solar load and more humidity. It affects glazing, AC sizing and the longevity of external metalwork.
Density and access
Tight sites, shared service lifts and limited loading areas. Deliveries need booking and sequencing rather than improvising.

Your building's fit-out NOC
Business Bay towers were built by many different developers, and the owners associations differ as much as the buildings do. The fit-out NOC, deposit, permitted hours and lift procedure are set tower by tower, and in the mixed-use buildings here those hours are set around commercial tenants. We establish your building's position in writing before pricing.
The Dubai Municipality permit
Where the works touch structure, drainage or the approved layout a Dubai Municipality building modification permit is required as well. Consultant drawings are prepared and submitted before any demolition.

How We Price a Business Bay Renovation
