Short answer

A guest or family bathroom refitted to a good standard typically costs AED 25,000 to 55,000. A master ensuite with large-format tiling, a walk-in shower and quality brassware usually falls between AED 55,000 and 120,000. A high-specification bathroom with book-matched stone, a freestanding bath and a steam shower commonly runs AED 120,000 to 250,000 and above.

Why two bathroom quotes differ by forty per cent

Two quotations for the same bathroom can differ enormously, and it is rarely because one contractor is greedy. It is because they have priced different jobs.

The differences hide in four places. Whether the tanking is a proper membrane system or a coat of paint-on sealer. Whether the screed is laid to a genuine fall or simply flat. Whether the shower glass is made to measure or an off-the-shelf enclosure. And whether the extract actually reaches an external wall or vents into the ceiling void.

All four are invisible in the finished room. All four determine whether it is still a good bathroom in five years.

Tanking is the item that matters

Tanking is the waterproof membrane applied to floors and wet walls before tiling. Tiles and grout are not waterproof. Without a properly lapped and tested membrane, water tracks into the screed and eventually into the ceiling below.

This is how an AED 40,000 bathroom becomes an AED 120,000 insurance claim, and it is the first thing cut when a price is being squeezed because nobody can see it afterwards.

What moving things costs

Relocating sanitaryware means new soil and waste runs, and waste needs a consistent fall to reach the existing stack. In a villa this usually costs AED 12,000 to 35,000 extra. In an apartment the slab cannot be cut, so relocation often means building up the floor or forming a step — workable, but it has to be designed rather than discovered.

Where the money actually goes

The visible items — sanitaryware, brassware, the vanity — are rarely the largest share. Labour, tiling, waterproofing and the making good around them usually are, and large-format tiles are considerably more expensive to lay than small ones because the substrate has to be genuinely flat.

The single biggest variable is whether the drainage moves. Keeping the WC, shower and basin in their existing positions avoids new soil and waste runs, avoids a permit, and takes weeks out of the programme.

What the cheap quotation omits

The tanking, and the testing of it. A quotation that does not name the waterproofing system and does not include a water test before tiling is not a comparable price — it is the same room with the one thing that matters left out.

Also commonly missing: making good to the ceiling below after drainage work, the electrical alterations for lighting and an extract that actually extracts, and the substrate preparation that large-format tiling requires.

Why ventilation belongs in the budget

An extract fan that moves too little air for the room volume produces mould on new paint within a year in this climate. It is a small item that undoes an expensive room, and fan sizing plus duct run length is what determines whether it works.

It is also the single most common complaint we are called to look at in a bathroom that was renovated two years earlier by someone else.

How long does a bathroom take?

Three to five weeks on site. Strip-out, first fix, waterproofing, a twenty-four hour flood test, screed to falls, tiling, second fix, then glass and sealing.

The waterproofing and its test cannot be compressed. Any contractor offering a complete bathroom in ten days is skipping a step you will pay for later.

Can I just retile over the existing tiles?

Possible where the existing surface is sound and well bonded — but rarely the right call in a bathroom.

Tiling over means you never see the tanking underneath. If that membrane has failed, you have buried the problem more deeply and more expensively.

How much does a bathroom renovation cost in Dubai?

It varies with specification and, most of all, with whether the drainage moves. Why is moving the toilet so expensive?

Why are large tiles more expensive to lay?

Because they expose everything. A large-format tile cannot follow an uneven substrate the way a small one can, so the wall or floor has to be genuinely flat before tiling starts. That preparation is real labour and it is frequently absent from a cheap quotation that quotes the same rate regardless of format.

Can I just replace the sanitaryware?

Yes, and it is a legitimate way to improve a bathroom cheaply if the tiling and waterproofing are sound. What it does not do is address a tanking failure or a ventilation problem, so it is worth establishing the condition of both before deciding that the visible items are the whole job.

What ruins a bathroom renovation most often?
