The Pool Is the Easy Part

A swimming pool is the most visible thing you can add to a Dubai villa and one of the most commonly under-planned.

The shell itself is straightforward engineering. What determines whether you enjoy the pool is everything around it: where the plant room sits and how it is ventilated, how backwash discharges, how the surround drains in a downpour, whether the coping gets too hot to walk on in July, and whether there is any shade at all between May and September.

Pools also require permits. Dubai Municipality or the relevant authority approves the structure and the drainage connection, the community issues an NOC, and where children are present, fencing or barrier requirements apply.

We design and price the whole package — shell, plant, surrounds, shade and landscaping — rather than quoting a pool and leaving the rest to be discovered later.

Pool layout, depth profile, structural and drainage design, authority submission and community NOC, plus barrier or fencing compliance where required.

Excavation & Shell

Excavation and disposal, reinforced concrete shell, waterproof tanking, and pressure testing before any finish is applied.

Plant Room

Filtration, circulation pumps, heating or chilling where specified, dosing, and electrical supply. Correctly ventilated and accessible for servicing — the two things most often got wrong.

Waterline & Finish

Mosaic, porcelain or plaster finishes, waterline tiling, steps and benches, and coping selected for heat performance as well as appearance.

Surrounds & Drainage

Deck or paved surround laid to falls, channel drainage, non-slip finishes, and lighting. This is what makes a pool usable rather than merely present.

Shade & Landscaping

Chilling is worth a specific mention. Between June and September an unchilled Dubai pool reaches temperatures that make it genuinely unpleasant to swim in. A chiller adds meaningfully to both the capital cost and the running cost, but omitting it often means the pool is unused for a third of the year.

Access is the other variable. If an excavator cannot reach the plot, excavation and spoil removal are done by hand and the cost rises steeply. We check access at survey.

What Decides the Price

The things worth knowing before you set a budget.

Where the plant goes

Filtration, pumps and backwash need a location with drainage and acoustic separation from where people sit or sleep. Designing the pool first and the plant afterwards is how it ends up outside a bedroom window.

Excavation and spoil removal

Taking out the volume of a pool produces a large amount of material that has to leave the site, and on a tight villa plot access for a machine and a truck is the constraint rather than the digging.

Backwash and drainage connection

A pool needs a legitimate drainage connection for backwash. Discharging to the garden or the storm system is not acceptable and is checked.

Chilling, not heating

In Dubai the problem is a pool at thirty-five degrees in August, not a cold one. A chiller is a real cost in both plant and running expense, and it is the item most often left out of a low quotation.

Safety requirements

Barrier, fencing or cover requirements apply and are a condition of approval in most communities, particularly where children are resident. It belongs in the design, not as an afterthought.

Coping, surround and falls

The surround has to fall away from the pool and away from the house. Getting that wrong puts pool water and rainwater against the villa.

The community NOC for a pool

Every developer treats a pool as a separate category of approval. DAMAC lists swimming pool as its own work type in its app, and Emaar issues a specific pool NOC; DAMAC's pool and landscape route is set out in its own guide. Expect to submit a layout, a plant location and a drainage proposal.

The Dubai Municipality pool permit

A Dubai Municipality swimming pool permit is required and is a modest fee — a few thousand dirhams on a typical villa pool. It is paid at cost and sits outside the contract sum, alongside the developer's charges, rather than being marked up inside it.

How We Price a Pool

Benstead is run by a quantity surveyor. We do not price work by looking at it and naming a figure. We measure it.

After the survey you receive a bill of quantities — every element listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later. You can set it against another contractor’s quotation line by line instead of guessing why one number is bigger.

Swimming Pool FAQs

Do I need approval to build a pool in Dubai?

Yes. Pools require a permit covering structure and drainage connection from Dubai Municipality or the relevant authority, plus a community NOC.

Barrier and fencing requirements may also apply depending on the community and whether children are resident. We prepare and submit the whole package.

How long does a pool take to build?

Ten to sixteen weeks on site once permits are issued, plus four to six weeks beforehand for design and approval.

Excavation and shell are only three to four weeks of that. Curing, tanking, pressure testing and tiling take the rest, and none of them compress safely.

What does a pool cost to run?

Budget for daily filtration, chemical dosing and water top-up against evaporation, which is substantial in a Dubai summer. Chilling is by far the largest running cost.

We size plant against your actual pool volume rather than fitting a standard package. Oversized plant costs more to run and delivers nothing extra.

What does a swimming pool cost in Dubai?

For a compact pool of roughly four by eight metres with standard filtration, a tiled finish and a basic surround, broadly AED 130,000 to 190,000. A family pool around five by ten metres with upgraded plant and quality coping runs AED 190,000 to 320,000. Feature pools with infinity edges, chilling and integrated spas go considerably higher. The permits sit outside those figures, at cost.

Do I need a chiller?

If you want to use the pool between June and September, yes. Dubai pool water reaches the mid-thirties in summer, which is warmer than most people find pleasant. A chiller is a meaningful cost in both the plant and the running expense, and it is the single item most often omitted from a cheap pool quotation — which is worth checking before comparing two prices.

Can the pool be built while the villa is renovated?

Yes, and it is the cheaper sequence. Site set-up, welfare, skips, protection and supervision are already in place, and excavation plant can reach the garden far more easily before the internal finishes are done. Building the pool two years later means paying the enabling costs a second time and working around a finished house.
