Short answer

A compact pool of roughly 4×8m costs AED 130,000 to 190,000 including shell, filtration and a basic surround. A family pool around 5×10m runs AED 190,000 to 320,000. Feature pools with infinity edges, chilling and mosaic finishes run AED 320,000 to 700,000. Shade and landscaping add a further AED 50,000 to 180,000.

Chilling is the decision that matters

Between June and September an unchilled Dubai pool reaches temperatures that make it genuinely unpleasant to swim in. A chiller adds meaningfully to both capital and running cost, but omitting it often means the pool goes unused for a third of the year.

If the budget is tight, it is usually better to build a smaller pool with chilling than a larger one without.

Access changes the price more than size

If an excavator cannot reach the plot, excavation and spoil removal happen by hand and the cost rises steeply. On terraced and cluster properties this is common, and it is established at survey rather than discovered on day one.

Running costs

Budget for filtration running daily, chemical dosing, and water top-up against evaporation, which is substantial in a Dubai summer. Chilling is by far the largest single item.

Plant sized against the actual pool volume rather than fitted as a standard package makes a real difference here — oversized plant costs more to run and delivers nothing extra.

What is in the number, and what is not

A pool price should cover excavation and spoil removal, the reinforced concrete shell, waterproofing, tiling or plaster, coping, the plant — pumps, filtration, pipework — commissioning and water balancing. The surround is often separate, and so is the landscaping that makes the pool part of a garden.

Chilling is the item most frequently absent and the one most people in Dubai end up wanting. Water in an uncovered pool reaches the mid-thirties through the summer, which is warmer than most people find pleasant to swim in.

Where the plant goes, and why it matters to the price

Filtration runs daily and it is noisy. It needs a location with a drainage connection for backwash, acoustic separation from habitable rooms, and access for maintenance. Where that location is awkward — a tight plot, a plant room that has to be built — it is a real cost rather than a detail.

Backwash cannot discharge to the garden or to the storm system. A legitimate drainage connection is required, and it is one of the more common reasons a pool application is returned.

Permits and running costs

A Dubai Municipality pool permit is a modest fee, a few thousand dirhams on a typical villa pool, and the community NOC is separate again — every major developer treats a pool as its own approval category. Both are paid at cost and sit below the contract total.

Running costs are the part people underestimate: electricity for pumps and chilling, water for topping up against evaporation, chemicals, and servicing. A pool is a standing cost as well as a capital one.

Do I need approval to build a pool?

Yes. Pools require a permit covering structure and drainage connection, plus a community NOC.

Barrier and fencing requirements may also apply depending on the community and whether children are resident. We prepare and submit the whole package.

How long does a pool take to build?

Ten to sixteen weeks on site once permits are issued, plus four to six weeks beforehand for design and approval.

Excavation and shell are only three to four weeks of that. Curing, tanking, pressure testing and tiling take the rest, and none of them compress safely.

Does a pool add value to a Dubai villa?

In a family community with a plot that takes one, generally yes, and it widens the buyer pool. It also carries a standing cost that some buyers see as a liability, so it is worth being realistic: a pool is bought for use rather than as an investment, and the return is in living there.

Can I convert an existing pool rather than rebuild?

Often, and it is considerably cheaper. Resurfacing, replacing plant, upgrading filtration and changing the coping can transform a dated pool without excavation. It still needs a community NOC, because developers treat re-doing a pool as requiring its own approval rather than as maintenance.

What size pool should I build?

Smaller than most people first propose, usually. A four by eight metre pool is used as much as a five by ten in a family villa, costs considerably less to build and far less to run, and leaves more of the plot as usable garden. Shade around it matters more than length.

Who is responsible for the pool after handover?

You are, and that starts the day it is filled. Water chemistry needs attention from the outset, the plant needs servicing on a schedule rather than when something goes wrong, and the first summer is when a commissioning error shows up. We hand over with the system balanced and the maintenance regime written down rather than demonstrated once and forgotten.
