How Much Does Landscaping
Cost in Dubai?

Written by Benstead Construction · Updated 12 August 2026

Short answer

A courtyard or small garden up to roughly 80 sq m costs AED 60,000 to 140,000. A family garden of 150 to 300 sq m with paving, planting, irrigation, pergola and lighting runs AED 150,000 to 350,000. Full estate landscaping with mature planting and water features runs AED 350,000 to 900,000.

A third of the budget is invisible

Sub-base preparation, drainage, irrigation and power routing typically account for about a third of a garden budget and are entirely invisible once finished.

It is also the part that determines whether the garden still looks the same in three years. Paving laid on an inadequate base settles; planting without designed irrigation dies; a garden without falls floods the villa in a downpour.

Shade before planting

A Dubai garden that gets used is planned around shade and airflow first. Pergolas, sail shades and louvre systems are the difference between an outdoor room and an expensive view.

Fixed shade structures may need a permit depending on size and height, which is established before design rather than after installation.

Real turf or artificial

Real turf looks and feels better and cools the space, but needs year-round irrigation, feeding and mowing and struggles in deep shade. Artificial is maintenance-free but gets very hot in direct sun and has a finite lifespan.

A common answer is real turf in shaded zones and artificial where the grass is looked at rather than walked on.

What a garden project actually contains

Hard landscaping — paving, terraces, paths, steps and their drainage. Soft landscaping — soil preparation, planting and lawn. Irrigation, which is not optional in this climate. Lighting and the cabling that has to go in before the hardscape does. And shade, which is what makes the space usable rather than merely attractive.

The proportions vary enormously. A garden that is mostly paved costs quite differently from one that is mostly planted, which is why a single rate per square metre is not a useful way to think about it.

Where the budget goes wrong

Three recurring ways. Irrigation specified as a single zone, so lawn, beds and palms are watered together and something is always wrong. Soil left as construction fill, which is what most Dubai plots actually have, so the planting dies and is replaced. And shade treated as a decorative addition at the end rather than the first design decision.

Falls are the fourth. Hardscape laid flat, or falling towards the villa, is how water reaches the slab in a climate with rare but heavy rainfall. It is set once and it is not adjustable afterwards.

Permits and what sits outside the price

A Dubai Municipality landscaping permit is charged on the landscaped area and runs to a few thousand dirhams on a typical villa plot. A pool carries its own permit again. Both are paid at cost and sit below the contract total rather than being marked up inside it.

External works are also the most tightly controlled category in most communities, because they are visible. Pergolas, shade structures and boundary treatments need consent before they are specified — see the pergola NOC guide for how restrictive that can be.

How we arrive at a figure

We do not price from a floor area and a rate. We measure the work and produce a bill of quantities — every element listed, quantified and rated — so that what you are agreeing to is legible rather than implied.

That is also what makes two quotations comparable. A single lump sum tells you nothing about what has been included; a measured breakdown tells you exactly where the difference between two prices sits. For an indicative range before any of that, the cost calculator takes about a minute.

What planting actually survives in Dubai?

More than people expect, provided irrigation and soil preparation are right. Palms, bougainvillea, frangipani, oleander, desert rose, ficus and most succulents all perform well.

Anything more demanding needs shade, imported topsoil and consistent irrigation. It can be done — it just has to be planned as a maintained feature rather than assumed to survive alone.

Do I need permission for landscaping?

Soft landscaping and paving inside your plot generally do not need a permit, though the community will usually still require an NOC and a registered contractor.

Fixed shade structures, boundary alterations, pools and anything affecting drainage do require approval. We confirm what applies before work begins.

What does landscaping cost for a Dubai villa?

Hard and soft landscaping with irrigation across a typical villa or townhouse plot runs broadly AED 45,000 to 120,000, depending on how much of the plot is treated and how much of it is hardscape. A complete swimming pool sits separately at AED 120,000 to 170,000, and an aluminium pergola of around twenty square metres at AED 15,000 to 24,000.

Why does irrigation matter so much?

Because a single zone watering lawn, beds and palms together means something is always wrong — the lawn drowns, the palms starve, and the water bill reflects both. Zoning properly is inexpensive at design stage and expensive to retrofit once the hardscape is down.

Do I need to replace the soil?

Frequently, yes. Most Dubai plots are construction fill rather than soil, often with salinity high enough to kill new planting within a season. Testing and replacing the top layer is unglamorous and it is the difference between a garden at year three and a replacement at year two.

What does the landscaping permit cost?

A Dubai Municipality landscaping permit is charged on the landscaped area and comes to a few thousand dirhams on a typical villa plot. It is paid at cost and sits outside the construction contract sum, as does any separate pool permit.

Should the garden be done with the house?

Yes, if the budget allows. Site set-up, welfare, skips and supervision are already paid for, and plant access for excavation and material handling is far easier before the internal finishes are in. Doing the garden two years later means paying the enabling costs twice.

What is the most overlooked item?

Shade. In this climate a garden without it is unusable for seven months of the year regardless of what was spent on the planting. It is the first design decision rather than a finishing touch, and designing around it afterwards rarely works as well.

Is artificial grass cheaper than real?

Cheaper to run, more expensive to install well. Real lawn needs irrigation, feeding and replacing periodically in this climate. Artificial needs a properly prepared and drained base to avoid heat retention and unevenness, and the cheap installations are the ones that look wrong within two summers. In some communities it is also a separate approval.

What landscaping works in Dubai heat?

Planting chosen for the climate rather than for a catalogue, shade over anywhere you intend to sit, and irrigation that is zoned properly. Hard surfaces that store heat — dark stone in full sun — make a garden unusable in a way that no amount of planting compensates for.

Can I landscape in phases?

Yes, provided the sequence respects what goes underneath. Drainage, irrigation and electrical cabling all sit below the hardscape, so they are installed first even if the planting and furniture follow later. Laying paving and then deciding you want lighting means lifting what you have just paid for.
