The Floor You See Is the Least Important Part
Flooring failures in Dubai are almost never the fault of the material. They are substrate failures — and by the time they show, the only remedy is lifting everything.
Large-format tiles, which almost every villa renovation now uses, are unforgiving. A 1200×600 porcelain tile will telegraph any deviation in the screed beneath it, lipping at the joints where a small tile would have absorbed it. Getting a floor genuinely flat before tiling is more work than the tiling itself, and it is the first thing cut when a price is being squeezed.
Movement joints are the other omission. Large tiled areas in a climate with significant temperature swing need properly designed movement joints at the perimeter and at intervals across the field. Leave them out and the floor tents or the grout cracks — usually in the second summer.

Substrate Preparation
Removing existing finishes, assessing the slab, and applying levelling compound or a new screed to achieve the flatness tolerance the chosen format actually requires.
Large-Format Porcelain
Supply and installation of large-format porcelain with full-bed adhesive coverage, laser-set levels, tile levelling systems and correctly detailed movement joints.
Natural Stone
Marble, travertine and limestone including sealing before and after grouting, honing or polishing on site where specified, and book-matched layouts set out in advance.
Engineered Timber
Engineered boards suited to Dubai humidity, with correct expansion gaps, acoustic underlay and threshold detailing. Solid timber is generally not advisable here.
Skirting & Thresholds
Matched or contrasting skirting, shadow-gap detailing, and level thresholds between materials so there is no trip and no visible compromise.
Protection
Full floor protection through the remainder of the programme. Floors laid early and left unprotected are damaged by the trades that follow.

Substrate preparation is the variable that most often surprises people. Where a slab is significantly out of level, the levelling compound or screed needed to correct it can add AED 60–140 per square metre — a genuine cost, not a padded one, and far cheaper than a floor that fails.
Ask any contractor quoting you whether their rate includes levelling and movement joints. If the answer is vague, that is where the difference between two quotations is hiding.

The substrate decides everything
Large-format tiles and engineered timber both expose an uneven floor. Levelling screed is where a flooring budget is most often exceeded, and it is the work nobody sees.
Build-up and door clearance
Changing floor type changes the finished level, which affects door clearance and creates thresholds between rooms. Straightforward to allow for at drawing stage, irritating afterwards.
Removing what is there
Lifting and disposing of the existing floor is real work and is frequently excluded from a quotation. Laying over the top raises levels further and hides whatever the substrate is doing.
Movement joints
Large tiled areas need them, and in a climate with this much thermal movement omitting them is how a floor tents or cracks along a line a year later.
Acoustic layers in apartments
Changing from carpet to a hard floor usually engages a building requirement for acoustic performance to the unit below. Worth establishing before specifying rather than after.
Setting out
Where the first tile goes determines where the awkward cut ends up. Setting out from the most visible line rather than from a corner is the difference between a floor that looks designed and one that looks laid.

What has to be in place before work starts, and how long it realistically takes.
Rarely a permit, often a building requirement
Replacing flooring changes neither structure, drainage nor the approved layout, so an authority permit is almost never required and the community NOC covers access, working hours and the deposit. In an apartment there is a separate consideration: changing from carpet to a hard floor usually engages the building's acoustic requirements for the unit below. That is a building management matter rather than an authority one, and it is worth establishing before specifying rather than after the floor is laid.
The authority permit, where it applies
Where the works touch structure, drainage or the approved layout, a Dubai Municipality modification permit is required as well — or the equivalent from your district's authority, since Palm Jumeirah goes to Trakhees and the Barsha Heights districts to DDA. Work staying within the existing layout frequently needs no permit at all.

Flooring FAQs
What flooring works best in a Dubai villa?
Porcelain is the most practical for most of the house — dimensionally stable, unaffected by humidity, and now available in genuinely convincing stone and timber effects.
Natural stone is the most beautiful but needs sealing and ongoing maintenance. Engineered timber works well in bedrooms and living areas. Solid timber is generally not advisable given the humidity swing between air-conditioned interiors and outside.
Can new flooring go over the existing tiles?
Sometimes, and it avoids removal cost — but only where the existing floor is sound, well bonded and genuinely flat.
You also have to solve the build-up at thresholds, door bottoms and the first stair riser, which is often where the idea falls apart. In most renovations, removing and starting from a proper substrate is the better call.
Do I need to remove the old floor?
Usually, and it is often excluded from quotations. Laying over an existing floor raises the level further, affects doors and thresholds, risks bonding failure where the old floor is loose, and conceals the substrate condition. Removal and disposal is a real cost that belongs in the price.
Why does large-format tile cost more to lay?
Because it cannot follow an uneven substrate the way a small tile can, so the floor has to be properly levelled first. That preparation is genuine labour, and a contractor quoting the same rate regardless of tile format has not allowed for it.
Will my doors still close?
Not necessarily, if the build-up changes. It is simple to allow for at drawing stage — trimming or re-hanging doors, adjusting thresholds — and awkward to deal with once the floor is down and the doors are binding.
Do large tiled areas need movement joints?
Yes. Thermal movement in this climate is significant, and a large uninterrupted tiled area without joints will eventually tent or crack along a line. They are designed in rather than added, and their position is a visual decision as much as a technical one.
