The value of bespoke joinery is not the finish — it is that it uses every millimetre of a space that modular furniture cannot.
Dubai villas are full of awkward geometry: deep recesses, angled walls, boxed-in services, high ceilings with nothing above the wardrobe but dust. Modular systems ignore all of it and leave you with filler panels and wasted volume. Made-to-measure joinery absorbs the irregularity and gives you the space back.
Getting there depends on measurement and setting out. A survey after plastering, not before. A drawing showing every shadow gap, every reveal and every door swing. Confirmation that the wall is actually plumb before anything is manufactured, because very few of them are.

Lead time is the thing to plan around. Locally manufactured joinery runs four to eight weeks from approved drawings; imported European runs eight to fourteen. Both need ordering before demolition rather than after, which is why we specify joinery at pricing stage rather than treating it as a decision for later.
Sprayed lacquer finishes need a controlled environment and cure time. Rushing that is how you get a finish that marks in the first month.
What Decides the Price
The things worth knowing before you set a budget.
Carcass material
Moisture-resistant MDF against chipboard against ply. In Dubai humidity this is the decision that determines whether doors still line up in year five, and it is invisible when the unit is closed.
Hinges and runners
Quality soft-close hardware costs a fraction of the unit and is the part you touch every day. It is also the first thing substituted when a joinery price is squeezed.
Walls that are not square
Almost no Dubai wall is. Scribing a fitted run to an out-of-true wall and ceiling is what makes it look built-in rather than bought, and it is skilled time that a flat-pack price does not contain.
Finish and edging
Spray lacquer, foil wrap, veneer and melamine behave very differently over time. Edge banding that lifts in humidity is the commonest joinery failure we are called to look at.
Internal fit-out
Hanging rails, drawers, shelves, lighting and soft-close inserts are where the budget quietly goes. Worth specifying before the carcass is priced rather than adding afterwards.
Access and assembly
Large fitted runs are made in sections sized to the lift and the stairwell. Joinery that cannot physically reach the room has to be remade, which is a conversation worth having at design stage.
How We Price Joinery
Benstead is run by a quantity surveyor. We do not price work by looking at it and naming a figure. We measure it.
Joinery is quoted by the metre, by the unit or as a lump sum depending on who is quoting, which makes comparison nearly impossible. We measure each run, state the carcass, the hardware, the finish and the internal fit-out as separate items, so two quotations can actually be set side by side.
After the survey you receive a bill of quantities — every element listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later. How long does bespoke joinery take?
Four to eight weeks from approved drawings for local manufacture; eight to fourteen for imported European, plus installation.
The survey can only happen once walls are plastered and true, so joinery sits late in the design sequence but early in procurement. Getting that order wrong is the most common cause of a stalled renovation.
Is imported joinery worth the premium?
Sometimes. Imported European joinery generally has better hardware, more consistent finishes and wider material choice.
Good local manufacture, well specified, is close enough for most projects at substantially lower cost. Where the premium usually earns its place is on highly visible items — a dressing room, an open kitchen — rather than wardrobes behind closed doors.
What does fitted joinery cost in Dubai?
It varies by specification more than by size. As a guide, quality local joinery with moisture-resistant carcasses and good soft-close hardware sits well below imported European cabinetry, and the gap widens with the finish. Why does my old wardrobe stick in summer?
Almost always the carcass material. Standard chipboard or MDF takes up moisture in Dubai humidity, swells, and the doors stop lining up. Moisture-resistant board costs slightly more and does not do this. If an existing run is sticking seasonally, the hinges are usually blamed and the board is usually the cause.
How long does bespoke joinery take?
Typically six to ten weeks from approved drawings to installation, depending on the finish. Spray-lacquered work takes longer than foil or melamine because of the finishing and curing process. Joinery sits on the critical path of most renovations, which is why we take the dimensions at survey rather than waiting for the walls to be finished.
Can you fit joinery into an awkward space?
That is the point of bespoke. Sloped ceilings, columns, bulkheads, out-of-square walls and odd returns are where fitted joinery earns its cost over modular units, because a scribed run uses the full space rather than leaving a gap and a filler panel. It needs accurate survey dimensions, which is why we measure rather than work from a floor plan.
