A Townhouse Is Not a Small Villa
Dubai's master communities are full of townhouses and cluster villas — Town Square, Mudon, Serena, Reem, Arabian Ranches, Tilal Al Ghaf, Akoya. They look like small villas and they are priced by many contractors as though they are. They are not.
A townhouse shares at least one party wall, and frequently shares drainage stacks, water supply and sometimes AC infrastructure with the homes either side. That changes what can be moved, what needs neighbour or community consent, and how noisy work has to be programmed.
It also changes the risk profile. Cutting into a shared wall without establishing what runs through it is how a renovation turns into a dispute with the house next door. We survey before we specify, so the layout you are shown is one that can actually be built.
The other difference is the approval route. Master community developers run their own NOC processes with their own approved-contractor registers, working hours, deposit requirements and access rules. Getting that wrong stops the job before it starts.

Party Wall Survey
Establishing what runs through shared walls — drainage stacks, water supply, electrical risers — before any layout is proposed. This is the single most useful hour spent on a townhouse project.
Layout Reconfiguration
Removing internal walls, opening up ground floors, relocating staircases where structurally viable, and forming new openings within what the structure and the community will allow.
Services Replacement
New wiring, board upgrades, plumbing and drainage within the constraints of shared stacks, plus AC replacement and ducting sized to the actual heat load.
Kitchens & Bathrooms
Usually the two rooms driving the whole project. Extract routing is the common constraint in a townhouse — the run to an external wall is longer and less obvious than in a villa.
Garden & Terrace
Compact external works: paving, planting, shade structures, outdoor kitchens and lighting, designed around the overlooking and boundary rules the community imposes.
Community Compliance
NOC applications, contractor registration, refundable deposits, working-hours compliance, access and parking permits, and skip or waste removal arrangements.

Townhouses tend to price higher per square foot than villas of equivalent specification. The reasons are practical: restricted access for deliveries and waste, more preliminaries spent on protecting neighbours, restricted working hours in occupied communities, and services that cannot simply be re-routed the short way.
None of that is a reason to pay more than you should. It is a reason to have it measured, so the premium is visible rather than buried in a lump sum.

Party walls, and the neighbours behind them
A townhouse shares structure with the houses either side. Demolition noise, vibration and dust reach them directly, and in some communities their consent forms part of the approval. It also limits what can be done to a shared wall, whatever the layout drawing suggests.
No side access
Most townhouses have no route to the rear except through the house. Every skip load, every sheet of board and every length of joinery goes through the front door and across finished floors, which drives both the protection cost and the programme.
Fixed costs over less floor area
Site set-up, welfare, supervision, skips and approvals cost roughly the same on a 200 square metre townhouse as on a 400 square metre villa. Spread over half the area, the rate per square metre is higher — which is why a townhouse prices above a villa per square metre and surprises people who have compared the two.
Stair cores that fix the layout
The stair position is usually structural and usually central, which constrains what an open-plan ground floor can actually be. Worth establishing before a designer draws something that cannot be built.
First-floor wet areas over living space
Moving a bathroom upstairs means drainage crossing the slab above a room you use. The falls available are what decide whether the layout works, not the drawing.
Services at first-cycle age
Much of Dubai's townhouse stock dates from 2004-2016, which puts it at the point where pipework, boards and AC need replacing rather than inspecting.

Your community NOC
Townhouse communities are developer-managed, and the route depends on who that is. Emaar, Nakheel, DAMAC and Dubai Properties each run their own. Some communities also require acknowledgement from the attached neighbours before approving structural work, which is worth establishing early rather than discovering at submission.
The Dubai Municipality permit
Where the works touch structure, drainage or the approved layout — and in a townhouse, opening up the ground floor usually does — a Dubai Municipality building modification permit is required. Consultant drawings are prepared and submitted before anything is demolished.

How We Price a Townhouse Renovation
Benstead is run by a quantity surveyor, and it shows in the quotation more than anywhere else. We do not price a project by walking round it and naming a figure. We measure it.
After the survey you receive a bill of quantities — every element of the work listed, quantified and rated, so you can see what each part costs and what it is you are agreeing to. That document is what the fixed price is built on, and it is what we get measured against later.
It matters for two practical reasons. You can compare our price against another contractor’s line by line instead of guessing why one number is bigger. Townhouse Renovation FAQs
Do I need my neighbour's permission to renovate a townhouse?
Not usually for internal work that leaves the party wall and shared services alone. You will need community or owners association approval regardless.
Where works touch a shared wall, drainage stack or structure, the community normally requires the adjoining owner to be notified. We establish exactly what applies before design rather than discovering it at submission.
Can I remove the wall between the kitchen and living room?
Usually yes, provided it is neither load-bearing nor a party wall, and the services running through it can be diverted.
Where it is load-bearing it can still come out, but it needs a steel beam designed by a consulting engineer and submitted for permit. Budget an additional AED 35,000–90,000 and three to five weeks on the programme.
Which townhouse communities do you work in?

Why does a townhouse cost more per square metre than a villa?
Because the fixed costs do not scale with the floor area. Site set-up, welfare, supervision, skips, protection and the approvals process cost roughly the same whatever the size of the property, and on a 200 square metre townhouse that is spread over half the area of a 400 square metre villa. It is not a premium being charged, it is arithmetic, and any contractor quoting a townhouse at villa rates has either not understood that or has left something out.
Can I remove the wall between the kitchen and the living room?
Often, but whether that wall is load-bearing is a structural question and in a townhouse it frequently is, because the party walls and the stair core carry the first floor. It needs an engineer's assessment, a drawing, a community NOC and a Dubai Municipality permit, and the solution is usually a steel or concrete beam rather than simple removal. We establish the structural position before anyone draws a layout.
Do my neighbours need to agree?
In some communities, yes, for structural work affecting a shared wall. Even where formal consent is not required, the practical reality is that your neighbours are on the other side of the demolition, and communities enforce noise and working-hour rules on complaint. We handle the notification properly rather than leaving you to manage it afterwards.
