Why Paint Fails Here

Paint in Dubai fails for three reasons, and none of them are the paint.

The first is preparation. Filling, sanding, stabilising and priming a surface properly takes far longer than applying the finish coats, and it is the first thing removed when a price is driven down. A perfect paint applied over unprepared plaster will flash, show every defect under raking light, and peel within a couple of years.

The second is the wrong system. Interiors that swing between fierce air conditioning and outside humidity need coatings that tolerate movement. Bathrooms and kitchens need genuinely moisture-resistant systems, not standard emulsion. Exteriors need elastomeric or high-build coatings with real UV stability — ordinary masonry paint chalks and fades within a Dubai year.

The third is timing. Fresh plaster and screed need to dry before they are sealed. Painting over green plaster to hit a handover date traps moisture and guarantees a failure later.

What Decorating Covers

The preparation is the job.

Preparation

Filling, making good, sanding, stabilising friable surfaces, and priming. Where existing paint is failing, removal back to a sound substrate rather than coating over it.

Interior Painting

Walls and ceilings in appropriate systems by room, including moisture-resistant coatings in kitchens and bathrooms, and washable finishes in high-traffic areas.

Woodwork & Metalwork

Doors, frames, skirting, architraves, balustrades and railings prepared and finished in eggshell, satin or sprayed lacquer as specified.

Decorative Finishes

Venetian and polished plaster, textured and metallic finishes, and specialist wall treatments applied by trades who do only that.

Exterior

Render repair, crack stitching, elastomeric and high-build coatings with genuine UV stability, and correct detailing at copings, sills and junctions.

Wallcoverings

Supply and hanging of wallpaper, fabric and vinyl, including the wall preparation and lining that determines whether the joints show.

The gap between two painting quotations is nearly always preparation and coat count. One contractor is quoting two coats over existing paint; another is quoting fill, sand, prime and two finish coats. The finished rooms look identical for about a year.

Ask for coats and preparation to be stated separately. Ours are itemised in the bill of quantities for exactly that reason.

What We Typically Find

The things worth knowing before you set a budget.

Preparation is the job

Filling, sanding, caulking and sealing is most of the labour and all of the difference between two finishes that look identical for a year. It is also the easiest thing to leave out of a price.

Coats, and what they mean

A mist coat plus two finish coats over prepared substrate is not the same as two coats over bare plaster. Ask for preparation and coats to be stated separately, because that is where two quotations actually differ.

Substrate condition

Cracked render, hollow plaster and previous coatings that are already chalking. Painting over any of them buys a year, and the cost of the paint is wasted along with the labour.

Drying time on new work

Fresh plaster and screed have to dry before they are sealed. Painting over green plaster to hit a date traps moisture and guarantees a failure, usually visible by the first summer.

Exterior systems for this climate

Ordinary masonry paint chalks and fades within a Dubai year. Exteriors need elastomeric or high-build coatings with genuine UV stability, applied over properly repaired render.

Which elevations fail first

South and west, every time. They take the most UV and the widest thermal cycling, which is why a whole-house repaint in the wrong system looks patchy after two years while the north elevation still looks acceptable.

What has to be in place before work starts, and how long it realistically takes.

Your community or building NOC

Whoever manages the property approves the works, sets the refundable deposit and controls access and working hours. The route differs by developer — Emaar, Nakheel, DAMAC and Dubai Properties each run their own, and independently managed communities set their rules locally.

The authority permit, where it applies

Where the works touch structure, drainage or the approved layout, a Dubai Municipality modification permit is required as well — or the equivalent from your district's authority, since Palm Jumeirah goes to Trakhees and the Barsha Heights districts to DDA. Work staying within the existing layout frequently needs no permit at all.

How We Price Decoration

Benstead is run by a quantity surveyor. We do not price work by looking at it and naming a figure — we measure it, and you receive a bill of quantities with every element listed, quantified and rated. Painting & Decorating FAQs

How often does a Dubai villa need repainting?

Interiors typically five to eight years, sooner in high-traffic areas and children's rooms. Exteriors three to six years depending on orientation and the original system.

South and west elevations take far more UV and always degrade first. A good elastomeric system over well-prepared render substantially outlasts standard masonry paint.

Can you paint over existing paint?

Where the existing coating is sound, well adhered and compatible — yes, after cleaning, filling and priming.

Where it is peeling, chalking or was originally applied over unprepared plaster, it has to come off. Coating over a failing system simply means the new paint fails along with the old one, usually inside eighteen months.

Why is one painting quote half another?

Preparation and coats, almost always. Filling, sanding, caulking and sealing is where the labour goes and it is invisible once the paint is on. A quotation saying only ‘paint walls and ceilings’ is not comparable to one specifying a mist coat plus two finish coats over prepared substrate.

Can you paint over the existing colour?

Usually, with the right preparation. Covering dark with light needs an extra coat and sometimes a tinted primer, which should be stated rather than assumed. Painting over a coating that is already failing is different — it will take the new paint with it, and the old system has to come off.

When can new plaster be painted?

Once it has dried, which takes longer than most programmes allow for. Sealing green plaster traps moisture and guarantees a failure that shows within the first summer. It is one of the few things on a renovation that genuinely cannot be accelerated.

Is decorative plaster worth it?

It is a specification choice rather than a saving — Venetian and polished plaster cost many times a painted finish, are specialist-applied and are unforgiving of a poor substrate. They work best on feature areas where the wall is already true, not across a whole property.
