Most Villas Are Running the Wrong System

Air conditioning is the hardest-working system in a Dubai home and the one most often replaced like-for-like without anyone asking whether the original specification was right.

It frequently was not. Systems get installed to the developer's budget rather than the building's load, ducting gets routed for convenience rather than balance, and then a decade of alterations — an enclosed terrace here, a converted garage there, a wall removed to open up the ground floor — changes the load without anyone resizing anything.

The result is familiar: one room that never cools, another that is freezing, condensate leaking through a ceiling, and running costs far higher than they need to be.

We calculate the heat load room by room against the actual building — glazing area and orientation, insulation, ceiling heights, occupancy and equipment — and size the system to that. Oversizing is as damaging as undersizing: a unit that is too large short-cycles, never dehumidifies properly, and leaves the house cold and clammy.

New or refurbished ductwork, insulation, balanced supply and return, grille and diffuser positions set out to the ceiling layout rather than wherever the duct lands.

Condensate Drainage

Correctly falling condensate runs to a proper discharge point. Poorly detailed condensate drainage is the most common cause of ceiling staining in Dubai villas.

Controls & Zoning

Thermostats zoned to how the house is used, so unoccupied areas are not cooled at full capacity. Integrates with smart home systems where fitted.

Commissioning

Airflow balancing, refrigerant charge verification, control testing and a documented handover — not simply switching it on and leaving.

Ducting is the decision that moves the number. Existing ductwork can often be cleaned, resealed and reused, which saves a great deal — but where it is undersized, poorly insulated or badly routed, retaining it undermines the whole investment. We inspect before recommending.

If you are renovating, replace AC while the ceilings are open. Retro-fitting later means taking them down again.

The things worth knowing before you set a budget.

The unit is often not the problem

A room that never cooled properly usually has a ductwork or balancing issue, or was under-specified at handover for its glazing and orientation. Replacing the plant with an identical unit reproduces the same result.

Ductwork nobody balanced

Undersized, poorly sealed or never balanced after handover. It is the most common cause of the complaint and the item most often excluded from a replacement quotation.

Load, not capacity

Correct sizing starts from glazing area, orientation, occupancy and insulation. Oversizing cycles the unit and leaves humidity; undersizing never reaches temperature. Both are uncomfortable in different ways.

Condensate drainage

Runs that have blocked, sagged or were never laid to a fall. In a villa it stains ceilings; in an apartment it reaches the unit below. Worth checking whenever plant is replaced.

District cooling changes the diagnosis

Where the building provides chilled water, you own the fan coil unit, the valves and the condensate drainage — not the plant. The fix is cheaper but different.

Access for the next time

Plant that was installed with no thought for servicing costs money every year afterwards. Access panels and clearance are worth insisting on at installation.

Like-for-like, and where that stops

Replacing air conditioning in the existing positions generally needs only the community NOC, because nothing about the structure, the drainage or the approved layout changes. Two things complicate it. In an apartment, anything affecting risers or the position of external condensers is a building management matter and sometimes a planning one, because condensers are visible. And relocating indoor units far enough to need new condensate drainage runs can bring a permit into it.

The authority permit, where it applies

Where the works touch structure, drainage or the approved layout, a Dubai Municipality modification permit is required as well — or the equivalent from your district's authority, since Palm Jumeirah goes to Trakhees and the Barsha Heights districts to DDA. Work staying within the existing layout frequently needs no permit at all.

AC Replacement FAQs

How long does an AC system last in Dubai?

Ten to fifteen years for a well-maintained ducted system, and less where servicing has been neglected.

Conditions here are punishing: high ambient temperatures, dust, and near-continuous running. Poor condensate drainage and unbalanced ducting shorten life further by forcing units to work harder than they were designed to.

Why is one room always warmer than the others?

Almost always airflow balancing rather than insufficient capacity. Undersized, unbalanced or badly routed ducting delivers most of the air to the nearest outlets and starves the furthest room.

Adding capacity rarely fixes it and often makes running costs worse. Rebalancing — or re-ducting where the route is wrong — does.

Why is one room always warm?

Usually ductwork or balancing rather than the unit itself. Undersized or poorly sealed ducts, or a system never balanced after handover, produce exactly this symptom. Replacing the plant without addressing it reproduces the problem with newer equipment.

How do I know what size unit I need?

From a load calculation based on glazing area, orientation, occupancy and insulation — not from the size of what is there now, which may have been wrong from the start. Oversizing cycles the unit and leaves the air humid; undersizing never reaches temperature.

Should I replace all units at once?

If they are the same age, generally yes. It means one access, one commissioning and the whole system balanced together, which is what actually resolves the uncomfortable room. Replacing one at a time means repeated disruption and a system running on mismatched equipment.

What if my building has district cooling?

Then the chillers belong to the building and you own the fan coil unit, valves and condensate drainage. Comfort problems sit in those rather than in plant you can replace — a cheaper fix, but a different diagnosis from a villa with its own condensers.

Does AC replacement need a permit?

Like-for-like replacement generally does not, since it changes neither structure, drainage nor the approved layout. The community NOC is still needed for access and contractor registration, and in an apartment the building will want to know about work affecting risers or external condensers.
