What We Do

A Majlis Has Requirements a Living Room Does Not

A majlis is not a second sitting room, and treating it as one is the most common design mistake we are asked to correct.

It needs its own entrance so guests arrive without passing through the family areas of the house. It needs a servery or pantry connection so refreshments appear without traffic through the main kitchen. It needs seating around the perimeter rather than clustered around a television, and enough of it — a majlis that seats six is not doing its job.

Acoustics matter more than people expect. A large room with hard floors, stone walls and a high ceiling is uncomfortable to hold a conversation in. Soft finishes, acoustic panelling behind decorative treatments, and rugs are part of the design rather than decoration applied afterwards.

We build both internal and external majlis, and where the majlis is a separate structure or extension it needs a permit like any other addition to built-up area.

Fixed seating is where budgets move most. Built-in majlis seating is bespoke joinery plus upholstery, priced by linear metre, and a large room needs a lot of it. Specify it early — it carries the same six to twelve week lead time as any other made-to-order joinery.

Chandelier fixing is a small item worth flagging: a heavy feature light needs structural provision in the slab or ceiling before the plasterboard goes up, not after.

It is a specific brief, not a living room

A majlis is for receiving guests, which changes everything about how it is planned — seating arrangement, circulation, sightlines from the entrance, and separation from the family areas of the house.

Separate access and guest WC

The best majlis arrangements let guests arrive, be received and use a cloakroom without passing through the family part of the house. Where the existing layout does not allow it, that is usually the first thing worth changing.

Acoustics and privacy

Sound travelling from the majlis into the family areas, and vice versa, is the most common complaint about a poorly executed one. Door specification and partition build-up matter more here than in any other room.

Seating sets the dimensions

Majlis seating is arranged around the perimeter, which means the room's proportions and the wall lengths matter more than its area. A large square room can seat fewer comfortably than a well-proportioned rectangular one.

Lighting for occasion

Layered rather than uniform. A majlis is used for specific occasions and the lighting should be able to shift between them, which means circuits and controls planned at first fix rather than fittings chosen at the end.

Cooling for full occupancy

A room that is empty most of the time and full occasionally is a hard cooling problem. Sizing for the full occupancy and controlling it properly matters more than peak capacity alone.

Where a majlis becomes a permit matter

Fitting out an existing room as a majlis generally needs only the community NOC. Three things change that. Altering the layout to create the separation a majlis needs; adding a guest cloakroom, which moves drainage; and forming a separate external entrance, which alters the elevation and is the most tightly controlled work in any Dubai community. The last of those is often what makes a majlis work properly, so it is worth establishing early whether your community will permit it.

The authority permit, where it applies

Where the works touch structure, drainage or the approved layout, a Dubai Municipality modification permit is required as well — or the equivalent from your district's authority, since Palm Jumeirah goes to Trakhees and the Barsha Heights districts to DDA. Work staying within the existing layout frequently needs no permit at all.

How We Price a Majlis

Benstead is run by a quantity surveyor. We do not price work by looking at it and naming a figure — we measure it, and you receive a bill of quantities with every element listed, quantified and rated. Majlis FAQs

Does a majlis need its own entrance?

Ideally yes — it is the defining feature of a well-planned majlis. Guests should arrive, use a cloakroom and be received without crossing family living space.

Where an existing villa has no separate access we look at forming a new external door and guest route as part of the works. It is usually achievable and it transforms how the room functions.

Do I need a permit for a majlis?

Not for fitting out an existing internal room. A community NOC will still be required.

You do need a full building permit if the majlis is a new structure or extension, or if the work alters the external envelope or any load-bearing element.

What makes a majlis different from a living room?

Its purpose. A majlis is for receiving guests, so it is planned around arrival, seating arrangement and separation from the family areas rather than around a television and a sofa. Separate access and a guest cloakroom are what distinguish a well-planned one.

How big does a majlis need to be?

Proportion matters more than area, because seating is arranged around the perimeter. Wall length determines how many people can sit comfortably, which means a well-proportioned rectangular room often seats more than a larger square one. The seating layout is designed before the room is.

Can an existing room become a majlis?

Often, and the question is usually access rather than size. If guests have to pass through the family part of the house to reach it, the arrangement works against the purpose. Where a separate entrance or a repositioned door can be created, almost any suitable room can work.

What is most often got wrong?

Does building a majlis need a permit?

If it means altering the layout, forming new openings or extending the property, yes. Fitting out an existing room generally needs only the community NOC. Adding a separate external entrance changes the elevation and will need consent in most communities.
