Imported European joinery runs AED 9,000 to 25,000 per linear metre. A full dressing room typically costs AED 45,000 to 160,000 and a media wall AED 25,000 to 90,000.

Why joinery is priced per linear metre

Because that is how it is made and installed. A run of wardrobes is priced by its length, its height, the carcass and door material, the finish, and the internal fit-out specified within it.

This makes joinery one of the easiest elements to compare between contractors — provided both are quoting the same height, the same finish and the same internal specification. They frequently are not.

Lead time drives your programme

Locally manufactured joinery runs four to eight weeks from approved drawings. Imported European runs eight to fourteen weeks. Both need ordering before demolition rather than after.

The survey can only happen once walls are plastered and true, so joinery sits late in the design sequence but early in procurement. Getting that order wrong is the most common cause of a stalled renovation.

Where the premium is worth paying

On highly visible items — a dressing room, an open-plan kitchen, a media wall in a main living space. Less so on wardrobes behind closed doors, where good local manufacture at a well-specified level is close enough at substantially lower cost.

Why joinery quotes are so hard to compare

Because they are quoted differently — by the linear metre, by the unit, or as a lump sum — and because the things that determine both cost and longevity are invisible once the doors are closed.

Carcass material, hinge and runner quality, finish type and internal fit-out are what separate two prices that look similar. Asking for those four to be stated separately turns an incomparable quotation into a comparable one.

What you are actually paying for

Carcass: moisture-resistant board against standard, which in Dubai humidity decides whether the doors still line up in year five. Hardware: quality soft-close hinges and runners cost a fraction of the unit and are the part you touch daily.

Finish: spray lacquer, veneer, foil wrap and melamine behave very differently over time, and edge banding that lifts in humidity is the commonest joinery failure we are called to. Internal fit-out: rails, drawers, shelving, lighting and inserts, which is where the budget quietly goes.

Fitted against free-standing

The cost of bespoke joinery is in the fitting as much as the making. Almost no Dubai wall is square, and scribing a run to an out-of-true wall and ceiling is skilled time that a modular price does not contain.

It is also what makes the difference between furniture that looks built-in and furniture that looks bought. Where a space is regular, modular units are a perfectly sensible saving. Where it is not, bespoke earns its cost.

How we arrive at a figure

We do not price from a floor area and a rate. We measure the work and produce a bill of quantities — every element listed, quantified and rated — so that what you are agreeing to is legible rather than implied.

Can joinery be fitted into an awkward space?

That is precisely where it earns its cost. Sloped ceilings, columns, bulkheads and out-of-square walls are where a scribed run uses the full space instead of leaving a gap and a filler panel. It needs accurate survey dimensions rather than a floor plan.

Should joinery be measured before or after the walls are finished?

What is the difference between veneer and foil?

Can you match existing joinery?

Usually approximately rather than exactly, and it is worth being honest about that before starting. Timber, stain and finish all vary by batch, and an existing run has aged. Matching works best where the new work is in a different room; adjoining an existing run is where the difference shows.

Is a walk-in wardrobe worth the space?

It depends on the room it takes from. A dressing room created by losing a usable bedroom rarely pays back at resale in Dubai, where bedroom count drives value. Created from dead space, a corridor, or an oversized master, it is one of the better uses of joinery money there is.
