A single split unit replacement costs AED 3,500 to 9,000 per unit. A ducted system for a three to four bedroom villa runs AED 60,000 to 140,000 including units, ducting refurbishment, grilles, controls and commissioning. A five to six bedroom villa runs AED 120,000 to 260,000. Full ductwork replacement adds AED 35,000 to 90,000.
Ductwork is the decision, not the units
Existing ductwork can often be cleaned, resealed and reused, which saves a great deal. But where it is undersized, poorly insulated or badly routed, retaining it undermines the whole investment.
This is why the room that has never cooled properly usually stays that way after a like-for-like unit replacement. The problem was never the unit.
Sizing matters in both directions
Oversizing is as damaging as undersizing. A unit that is too large short-cycles, never dehumidifies properly, and leaves the house cold and clammy while costing more to run.
We calculate heat load room by room against glazing, orientation, insulation, ceiling height and occupancy rather than replacing whatever capacity happened to be there.
Do it while the ceilings are open
If you are renovating, replace the AC at the same time. Retro-fitting later means taking the ceilings down again, and that cost dwarfs any saving from deferring.
Why replacing like for like often disappoints
Because the unit is frequently not the problem. A room that has never cooled properly usually has a ductwork or balancing issue, or was under-specified at handover for its glazing and orientation. Swapping the plant for an identical new one reproduces the same result with a newer badge.
A proper assessment looks at the load — glazing area, orientation, occupancy, insulation — before it looks at the equipment. That is what correct sizing actually means.
What the price should include
The units themselves, removal and disposal of the old plant, refrigerant pipework where it is being replaced, condensate drainage, electrical connection, commissioning and balancing, and making good.
Ductwork is the item most often excluded and most often the actual cause of the complaint. Where the ducts are undersized, poorly sealed or unbalanced, new plant will not fix the room that has always been warm.
District cooling changes the question
In many Dubai apartments and some communities there is no condenser of your own. The building provides chilled water and what you own is the fan coil unit, the valves and the condensate drainage.
That means an AC complaint in a district-cooled property is almost always about the fan coil, the valve or the balancing rather than about plant you can replace. It is a cheaper fix than people fear, but it is a different diagnosis.
How we arrive at a figure
We do not price from a floor area and a rate. We measure the work and produce a bill of quantities — every element listed, quantified and rated — so that what you are agreeing to is legible rather than implied.
That is also what makes two quotations comparable. A single lump sum tells you nothing about what has been included; a measured breakdown tells you exactly where the difference between two prices sits. For an indicative range before any of that, the cost calculator takes about a minute.
| Scope | What it includes | Indicative range |
|---|---|---|
| Single split replacement | Like-for-like unit swap, existing pipework retained | AED 3.5k – 9k per unit |
| Ducted, 3–4 bed | Units, ducting refurbishment, grilles, controls, commissioning | AED 60k – 140k |
| Ducted, 5–6 bed | As above at larger scale with zoning | AED 120k – 260k |
| Full ductwork replacement | New insulated ductwork throughout, rebalanced | + AED 35k – 90k |
AC replacement usually comes with other work. The renovation cost calculator will give you an indicative all-in range for the full scope.
Related Questions
Why is one room always warmer than the rest?
Almost always an airflow balancing problem rather than insufficient capacity. Undersized, unbalanced or badly routed ducting delivers most of the air to the nearest outlets and starves the furthest room.
Adding capacity rarely fixes it and usually makes running costs worse. Rebalancing — or re-ducting where the route is wrong — does.
How long does an AC system last in Dubai?
Ten to fifteen years for a well-maintained ducted system, and less where servicing has been neglected.
Conditions here are punishing — high ambient temperatures, dust, and near-continuous running. Poor condensate drainage and unbalanced ducting shorten life further by forcing units to work harder than designed.
How much does AC replacement cost in a Dubai villa?
It scales with the number of units and the capacity, and the figure should include removal of the old plant, pipework, condensate drainage, electrical connection, commissioning and balancing. A price covering the units alone is not a comparable quotation, because the installation is a large share of the real cost.
Why is one room always warm?
Usually ductwork or balancing rather than the unit. Under-sized or poorly sealed ducts, or a system that was never balanced after handover, produce exactly this. Replacing the plant without addressing it reproduces the problem, which is why diagnosis before procurement saves money.
Should I replace AC during a renovation?
If it is at or near end of life, yes. Access to ceilings and risers is open, the making good is happening anyway, and the electrical work can be coordinated. Replacing it afterwards means opening ceilings you have just finished.
What if my building has district cooling?
Then the chillers are the building's and what you own is the fan coil unit, the valves and the condensate drainage. Comfort problems almost always sit in those rather than in plant you can replace, which makes it a cheaper fix but a different diagnosis.
How long do AC units last in Dubai?
Shorter than in a temperate climate, because they run hard for most of the year. Ten to fifteen years is a reasonable working life, and performance degrades well before failure — which is why a system that still works can still be costing you considerably in running efficiency.
Does new AC need a permit?
Replacement in the same positions does not usually change structure, drainage or the approved layout, so an authority permit is often not needed. The community NOC is still required for access and contractor registration, and in an apartment the building will want to know about any work affecting risers or external condensers.
Should I replace all the units at once?
If they are the same age, usually yes. Replacing one at a time means repeated access, repeated commissioning and a system running on mismatched equipment. Done together the balancing can be set for the whole house, which is what actually resolves the room that has never been comfortable.
Is inverter technology worth it?
For most Dubai villas, yes. An inverter system modulates rather than cycling on and off, which uses less energy over a season that runs most of the year and holds a steadier temperature. The payback period in this climate is shorter than in a temperate one because the running hours are so much higher.
What maintenance does AC need here?
More than people do. Filters cleaned regularly, coils cleaned annually, condensate drainage checked before summer and refrigerant levels verified. Most of the failures we are called to look at are maintenance failures rather than equipment failures, and in this climate neglect shows up fast.
Can I move an indoor unit?
Usually, within limits set by the refrigerant pipe run and the condensate drainage, which needs a fall. Moving a unit to a different wall is often straightforward; moving it to the other side of a room can mean a condensate pump, which has its own noise and maintenance implications.
What should the commissioning include?
Airflow measured and balanced room by room, refrigerant charge verified, condensate drainage tested, controls set up and the results written down. A system that is installed but never balanced is the most common reason a house with brand new air conditioning still has one room nobody uses in August.
